21.01.2022 Client Success Story: A client of mine recently settled in a boutique development. Small block of 20, 5km North of Brissy CBD, in the affluent suburb of Lutwyche. Check out the outcome... This massive brand new 2 bedroom property was originally priced @ $535,000 We negotiated that down to $500,000... Plus a 10% ($50k) deposit gift from the Developer. Plus a 3 Month rental guarantee. All from a 2019 Award-Winning Developer - TESSA Developments Outcome - the client secured a tenant on the day of settlement paying $490 per week. That represents a 5.7% Yield. What makes this more satisfying though, is working through with these guys who were very hesitant of becoming part of the Positive Tribe. Congrats guys! This is my favourite location across Aus to invest the last 18 months.. In the last 12 months, these suburbs had 161 properties sold. 18.01.2022 Client Success Story: Clients of mine just settled their first property investment. They purchased in Ascot which is a very affluent NImby area in the North East of Brisbane. Beautiful boutique development. Nothing flashy, just great barebones floorplans in a small block of 20. Sam Saggers said it last Brissy bus tour when we visited the development - 'sometimes the simple things are the best investments' One of the challenges we can face in blue-chip locations is the yield c...an be sacrificed due to affluence and location. Yet these locations have the potential for exceptional growth. Sydney, my backyard good luck getting a decent yield in a similar location. We negotiated the purchase price to down from $600k to $560k. Val'd in on contract price. Settled last Tuesday. Tenant Moved in Friday. 4 tenancy applications where submitted. The client secured a tenant on 2-year lease, at which point the client can increase the rent ( as suggested) and the tenant has an option for a further 2 year tenancy period.
