25.01.2022 Snakes !! We have received reports of snakes in areas around some of our managed properties. Please be careful, dont approach and call the local snake catcher Tony (0419 448 350) or this office. Remember they are as scared of us as we are of them so just quietly move away and let us know. If possible observe the direction they head. Could all owners redirect this notice to their contacts. Phil

25.01.2022 On the way to Yass this weekend past. Just beautiful....cold, but beautiful. It was around 10 am and a balmy 1 degree

25.01.2022 Another magnificent national park, this one near Sidenik in central Croatia. Our holiday of a lifetime is coming to an end. We leave Zagreb next Wednesday and back in the office to catch up Friday and across that weekend Thank you to all of you for kind thoughts and comments... Phil and Karen

24.01.2022 And so our adventure comes to a close. Zagreb tomorrow then fly out. Not sure Im looking forward to the horrors that await but Im sure we will ease back into it. Cheers to all. Karen & Phil

23.01.2022 After many years our agreement with BEC has come to an end and as such we need to find a new office from December 31st. Anything above 30 square metres approx would suit. Certainly doesnt need to be in the CBD and in fact away from there is preferred. If you or your networks know of anything available please let me know. Thanks Phil

22.01.2022 Riverina Strata Managements most senior member of staff has taken it upon himself to now look after office security On this cold miserable day he can be seen diligently guarding the heater. The sacrifices he makes....

21.01.2022 Below is an extract of an email sent to Bob Noble, Superintendent of Police. Please pass this on via your networks to as many people as possible and ask them to also pass it on. People who are robbed or broken into have a traumatic experience. The Police do a wonderful job. Please also consider your own household security, get to know your neighbours and ask police about 55 if you have a landline... Thanks Phil Good morning Bob, My dear 84 year old mother had her home broken into while she was in the house on Tuesday of this week. I just want to let you know of the wonderful service provided by your team. Please accept my apology for using first names or if I incorrectly state the names of the officers. On the night, or rather 2.30 am I attended my mothers house where Sgt Shane Blackett, Cons Keith ? and Const Mick ? were present. Their kind and caring manner made my mother comfortable in the most difficult of circumstances. The following morning 2 female and 1 male officer were in the immediate area talking with and reassuring residents. Later that morning (Sgt) Maggie ?? attended and spoke again in a most caring manner to my mother and just to top things off at approx 7.00 last night Sgt Shane Blackett again called in just to make sure things were ok, to advise on some things we had done through the day such as sensor lights and window locks and to generally reassure her. My mother is 84 as noted earlier, a widow these past 7 years or so, someone who has worked and contributed to society and who has lived at that address since they built that house in 1965. Your job is difficult. It is a role where people are so willing to be critical but seldom provide praise. Can you please pass on to these officers specifically and your entire team generally the gratitude of our family for the work they do. It will never be forgotten by us.

21.01.2022 Hello everyone, At this time of year schools start to commence holidays and sadly there is an increase in crime. Please ensure your cars and homes are secure. It is so easy to leave doors unlocked while you move the hoses, or grab something from the shed.... With the extreme heat many with evaporative air conditioning will leave doors and windows open. Again be careful And if you have elderly family members or neighbours please check just to make sure they are ok. As for me , do I drink this stuff or jump in it !!

21.01.2022 We hope and we are sure it wont be needed but we will be in the office all weekend and have insurance details and policy documents close handy should something occur. Please keep safe

21.01.2022 Time for the annual investment opportunities If youre game... 19 Constantinople... 23 Vow and Declare 2 Mer de Glace who is the class horse and favourite but suspect at the distance Value 14 Downdraft e/w Good luck

20.01.2022 Plitvice. Spectacularly beautiful, but the crowds!! and this is the supposed off season. Worth the trip though..

19.01.2022 Congratulations to those who attended this mornings service. It was great to see not only the usual attendees but representatives from all Wagga Secondary Schools and a wide cross section of our diverse society To you, well done. To those who walked past talking loudly while 2 minutes silence was being observed and those who could not find 2 minutes of their year to stand quietly and show some respect perhaps you should reflect on the meaning of this day.... It is to honour those that fought and in many cases died so that we have a society where we are free to live the wonderful life we have and in your cases to be the ignorant imbercile you are

18.01.2022 Riverina Stratas most senior member of staff is in need of a little spell. He cant believe hes been working for 10 years. 17.01.2022 Hello everyone. The office will be staffed across the Easter Break should any emergencies arise. Have a safe weekend... Stay at home. Mow the lawn. Look after each other

16.01.2022 Aaahhhh Time for a relax. Riverina Stratas most senior member of staff is preparing for a short break over xmas and will close his office from Friday 20th December until Monday January 6th. During that time he will make sure the other bloke monitors all emails and phone calls and that the team of tradies will be available if needed

16.01.2022 Hello everyone. Please note that Riverina Strata are always able to be contacted on 0419 092 116. Our dear incompetent friends at Telstra have disconnected the land line office number for no apparent reason as part of their change over to our new premises. Ill let you know when the landline is back in action

15.01.2022 Menin Gate. An unbelievable experience and honour. No further comment needed

13.01.2022 I'll be taking some quiet time on Saturday to reflect. Hope you will join me... I crouched in a shallow trench on that hell of exposed beaches... steeply rising foothills bare of cover... a landscape pockmarked with war’s inevitable litter... piles of stores... equipment... ammunition... and the weird contortions of death sculptured in Australian flesh... I saw the going down of the sun on that first ANZAC Day... the chaotic maelstrom of Australia’s blooding. I fought in the ...frozen mud of the Somme... in a blazing destroyer exploding on the North Sea... I fought on the perimeter at Tobruk... crashed in the flaming wreckage of a fighter in New Guinea... lived with the damned in the place cursed with the name Changi. I was your mate... the kid across the street... the med. student at graduation... the mechanic in the corner garage... the baker who brought you bread... the gardener who cut your lawn... the clerk who sent your phone bill. I was an Army private... a Naval commander... an Air Force bombardier. no man knows me... no name marks my tomb, for I am every Australian serviceman... I am the Unknown Soldier. I died for a cause I held just in the service of my land... that you and yours may say in freedom... I am proud to be an Australian

12.01.2022 Hello folks. We are pleased to announce that we have secured an office at 16 Ceduna Street. Just perfect. Nice and quiet, easy parking and away from the CBD. All we need now is for NBN/Telstra to come to the party and we can operate. All postage and mobile details remain unchanged

11.01.2022 Saw a story about a couple having a mammoth whinge about self isolation in a Sydney 5 star hotel and then as Anzac Day approaches was reading the story of (Private) John Jess who spent 3 years and 8 months as a POW in Changi.

11.01.2022 Do you have a will? Not a great opening line but an important one. Recently one of our owners passed away without a will and the hassles it leaves for all concerned are quite unbelievable. A call to the NSW Trustee & Guardian discovered that more than 35% of people in the 25-40 age group dont have a will !... Probably the easiest thing to do is make sure if you are buying your first home or investment property you talk to your solicitor about it. Please pass this general note on to your various networks Thanks Phil

10.01.2022 Hello Ive just received some distressing news that one of our owners has been robbed. They had their car stolen and burnt out plus lost money, cards and so on. Please do everything you can to secure your property. In these hot days its easy to leave windows a little open to assist evaporative air conditioning or to forget to lock connecting doors from garages.... If you dont have dead locks and window locks perhaps also consider these. Its a different world. The Police do their best but they cant be everywhere so please be careful. Phil and the team

09.01.2022 Morning everyone. Time for the annual investment opportunities Im suggesting 9 Marmello from... 1 Best Solution 3 Magic Circle 11 Yucatan Best roughie Who Shot The Barman. Hes a 10 year old but has won at the track and distance and is a live hope if the track becomes rain effected..overs at 33/1 Good luck

09.01.2022 Hello. Its unfortunately a different world we live in these days. One of the harsh realities is that the start of the school holidays also sees a spike in robberies and general vandalism. As someone famous once said "be aware not alarmed" Please just be sure you lock cars, keep valuables out of sight, lock homes and so on. Recently thieves have been gaining entry through relatively poor garage locks and equally flimsy internal doors. Just be careful, be safe and if going aw...ay have an enjoyable break Phil

03.01.2022 Hello everyone. Well, interesting times. We are confident that we are doing everything to avoid this virus however to be safe the option will now be there to conduct meetings and AGMs via email or phone-in for those owners concerned. We dont have too much face to face contact with clients at this office however Karen is a school teacher and is exposed to 500 children daily which i guess by extension exposes me.... We will keep everyone up to date and fit with all owners but as we have a number of older owners perhaps err on the side of safety. Stay well Phil and Karen

02.01.2022 Hello, Please note that our office is now fully moved to 16 Ceduna Street and that we are operating from that location. Riverina Strata will be open or available every day throughout the holiday period including Xmas and New Year days should any emergencies arise. We still await our dear friends from NBN and Telstra to complete works ordered 6 weeks ago which may result in some levy reminders nor being generated in the short term as we operate from a dongle in anticipation of a connection actually being provided. We live in hope. Enjoy your break and if you need anything just phone or email and we will get back to you as quickly as possible. Phil

02.01.2022 Karen and I have had the pleasure of being to Christchurch on many occasions and our thoughts are with those there and all New Zealanders on this most horrible of days.

02.01.2022 Morning, Just a little pre notice. We are going to take a short break from around December 18th to 21st to ensure that we are available to all owners across the xmas break. The office will be managed while we are away. From 22nd December through until early January we will be fully operational should any owners need our services. Phil

02.01.2022 Next time your erstwhile strata manager gets cranky with a weekend or after hours phone call or you think that your dripping tap is the most important thing in the world just consider the wonderful world we live in, the ability to live in that world and those who made it possible (France 1916). And most of them are younger than the so called heroes who "will do battle" and "go to war" over the sporting fields of Australia this weekend. Lest we forget.....

01.01.2022 Was just musing about how silly we can be at times. If we were advised that there was some loony outside who is killing thousands...dont leave home, we would lock the doors and barricade ourselves. But here we are with this Virus in many cases carrying on as if nothing has changed Please follow the advice of the experts, isolate, look after each other and stay safe Phil and Karen

01.01.2022 In these terrible times an old friend has emerged....oh the memories
