14.01.2022 Weekly update - Royal Commission in Banking & the flow on effect to the property sector. As many are aware there is an ongoing royal commission for potential misconduct in the Banking, Superannuation and Financial Services Industry which commenced on 14 December 2017. As a result, the major lenders have significantly increased their credit conditions making it much harder to obtain finance approvals. Housing finance directly affects the property sector and this is reflected ...in the continuing decline in auction rates. Victoria and New South Wales have had the sharpest declines in the housing markets in recent months. If you are applying for finance it is advisable that you have as much as possible in order prior to making an application to avoid major delays and possible refusals. Alternatively waiting until later in the year could be the difference between a decline or approval with the royal commission set to wrap up. In the meantime it is predicted that there will be further weakness in the housing market until later in the year where things are expected to begin stabilizing once again. 10.01.2022 Weekly Update - PEXA FRAUD - CONVEYANCING HACKER. Property Exchange Australia (PEXA) is an e-conveyancing software designed to streamline the conveyaning process by turning the whole process digital. This week an online hacker managed to intercept a PEXA settlement resulting in $250,000.00 of vendors proceeds being stolen. It is understood that the hacker gained access to the conveyancers emails, found the PEXA registration emails and added themselves as a user to the conve...yancers account. They then waited for a settlement to take place and changed the bank account details for the vendors funds to another account. PEXA and the bank are unlikely to be responsible for the loss as the hackers broke through the conveyancers email system and not through PEXA software. The vendor is yet to get their money back and the matter is under investigation through the banks fraud department. Conveyancers and law firms have been reminded to make sure their security software is up to date to avoid other possible losses.
