22.01.2022 Welcome to my page. I have been working in sales and marketing since I was 22 years of age. I first started in the sales industry selling my own patent for a lawn edger to Black & Decker. What triggered the idea was watching a gardener spend copious amounts of time trimming the edges with a hoe like instrument. I remember saying to him, I will build you a machine to do that. From there I had twelve products and six provisional patents and was busy selling them to many Compan...ies such as Ring Grip, HPM, Lawrence & Hansen, Hills Hoists, Kambrook, and Anchorman in the UK are just some of the companies I have dealt with - all through my own business Altrone Innovations. I spent many years after that selling and negotiating with the buyers of all the major hardware chains throughout Australia in relation to marketing my own products. As time went on I found myself enjoying the marketing and selling aspect more than manufacturing and gravitated towards the Real Estate Industry. For some time I did both. I found the Real Estate industry relatively easy due to my previous experience in marketing and negotiation at a corporate level. I have worked in inner city areas such as Kew, Richmond, Hawthorn, Camberwell and later in Balwyn, Doncaster and Templestowe with Richard Ellis and Ray White. The Real Estate industry differs from other industries in many ways; it is certainly not show and tell. Firstly, we are not selling a washing machine or television for a fixed price of $300, we are selling most people’s greatest asset worth $500,000 to $2,000,000 and the price is determined by how much you can achieve. Secondly, purchasing or selling your home is a very big and personal decision that can be stressful and life changing in itself. Thirdly, quite often we find ourselves dealing with a volatile and stressful situation such as a bankruptcy, divorce, deceased estate or investment property with difficult tenants. Is it any wonder that 85% of people entering the Real Estate Industry leave within the first two years, 8% leave after the first two years and only 7% remain in the industry for the long term. The Real Estate Industry is more aligned with the people business than the selling business. To be proficient at it you need a basic knowledge of psychology and an in depth knowledge of temperaments and preferred methods of communication to be able to speak to people in relation to their model of the world. Otherwise you only relate to and are only successful with people that have a similar temperament to your own. This, in my opinion, is the main reason the industry has the reputation it has; inadequate training in the correct areas. Over the last thirty years I have collected a library of testimonials all with a similar theme:- refreshing compared to the generic Real Estate agent; could be accused of giving the Real Estate industry a good reputation; a definitive professional; achieved a far higher price than we had anticipated; were impressed. 07.01.2022 My top ten tips to sell your property successfully. 1. Market your property correctly No trick photography; wording for a targeted audience. 2. De-clutter the interior improving the feeling of space, making it less invasive. 3. Clean windows and flyscreens giving a fresh appearance. 4. Clean spouting & eaves/facia - eliminating a run-down look.... 5. Use air fresheners & steam clean the carpet if necessary a poor smelling house is not welcoming. 6. Make sure all lighting is working correctly to display your home correctly. 7. Arrange your furniture to improve appeal and the feeling of space. 8. The temperature of your home, on open days heating/cooling should be set to make your home feel comfortable. 9. Outdoor presentation trim edges, cut grass, mulch garden beds and general tidy up. 10. Neutral colour schemes work best when selling. In my experience not presenting your home correctly will lose you a lot of money and greatly delay the sale of your property. Remember, $50,000 to $60,000 on an average property can buy you a lot of world trips.
