18.01.2022 A little news story about what's happening in Gunnedah at the moment. I can't believe they put my "Happy Days" comment in the newsclip! This time reminds me of the Global Financial Crisis back in 2008-2010 where again Gunnedah seemed to be in their own little bubble compared to our city collegues. This was when the Govt first introduced the $7000, and then later, $14,000 first home owners grant which kept our market alive. First home owners were buying all the cheaper homes a...nd using the grant as part deposit or to upgrade the house with new floor coverings, A/C etc. Now, during this pandemic, it's the first home buyers again that are pulling through and buying real estate due to the Govt incentives. This, on the back of lots and lots of rain and busy activity in the agriculture and mining sectors, is seeing a strong demand in all real estate areas - sales, rentals, commercial, industrial and rural. Yes the vendor is very happy with his price and how quick contracts were exchanged BUT we had 2 buyers fighting for the property and sadly someone had to miss out....I always say that in real estate, everything happens for a reason.

I have heard a few rumours that people shouldn’t buy because of Covid 19. I can honestly tell you that our market has not stopped since the pandemic started . We have 0% vacancy for our rental properties and we had 4 properties go under offer this week with a few others in negotiation stages. Interest rates are the lowest they have ever been and will most likely stay that way for a few years, the govt is throwing plenty at the real estate industry to keep it running with so many incentives for buyers currently in place or in the pipeline. Plus what about Gunneadah? It’s the busiest I have seen and I have been here for 44 years! If you are having doubts, come and see me. You know I love a chat!
