With still a huge shortage of properties and record low interest rates creating huge demand, properties marketed well and represented by a high performing agent are flying out the door. Quickly we saw governments and people around the world adapt to the new environment and slowly we are adjusting to the new normal with restrictions gradually easing. Consequently, from the 12th of April until now we have made 46 sales. We believe this has been due to the fact that restrictions have eased and buyers are starting to restore confidence with all-time low interest rates and a huge shortage of homes for sale being the main two catalysts to the resurgence of property sales. With the market tipped to fall between 10% (National Australia Bank) and 33% (Commonwealth Bank) we are seeing a steady increase of properties coming to the market for sale. A lot of our clients have the plan to sell now in a seller’s market and either hope to secure a longer contract or rent for a 6 month period with the hopes to purchase later in the year when the market has fallen.

11.01.2022 Education Update - Students Returned To School Students in all year levels have returned to on-site learning at all state schools from Monday 25 May 2020. This decision, supported by Queensland’s Chief Health Officer, is in line with the progressive easing of restrictions as part of the Government’s response to COVID-19. Most schools in Queensland have implemented new health and safety regulations and routines to assist with a safe transition back to school for all students a...nd adults. This includes hygiene practices such as effective hand hygiene, cough and sneeze etiquette, and restricting visitors to the schools. Some changes to classroom routines and playground areas are also in place. Please refer to your school's website for an overview of expectations for students for the remainder of term. Advice from the Australian Health Protection Principal Committee (AHPPC) states that physical distancing is not required for students during classroom activities. However, it is still required between adults. Teachers therefore ask parents and carers to pay particular attention to the requirement for adults to maintain physical distancing of 1.5 metres at all times while on school grounds. Please support everyone by not gathering in areas around the school such as carparks, at the school gate or outside classrooms. If your child is unwell, it is essential that you keep them at home. In accordance with Queensland Health Directions parents or carers of any child showing signs of illness will be asked to collect them immediately from the school. Unfortunately, teachers are not able to have traditional face-to-face parent - teacher interviews this term. 10.01.2022 RENTAL MARKET UPDATE The Robina residential rental market has remained stable despite much publicity surrounding vacancy rates soaring in the wake of Covid-19. Whilst April was relatively quiet, and tenant enquiries were lower than expected at this time, May saw an increase in demand resulting in our office vacancy rate being less than 1%. The reports of low rents being achieved, and an oversupply of property, has largely been fuelled by the unit market, with a number of hol...iday units and apartments being listed as the travel bans take effect and the tourism industry becomes almost non-existent. Locally, we are certainly not seeing any increase in rents (with the average rent for Robina remaining consistent at around $600 per week), however reductions have been limited as the demand for property in Robina remains consistent. With Job Keeper, Job Seeker and Rental Grants propping up incomes for a number of tenants, we possibly still have another hurdle to overcome when these payments cease at the end of August. The hope that many businesses will have returned to full operation and that Covid-19 will have less of an impact on local businesses, at this time, will largely decide how the Rental Market is affected towards the end of this year. Given the legislative changes, and how tenancies will be affected by tenants who genuinely still feel the effects of Covid-19 past the payment expiry date, creates further uncertainty. Our recommendations for investors is to ensure you have a good property manager, well versed in the new Covid-19 Emergency Response Act, to ensure your best interests are at the forefront of any potential issue. 09.01.2022 This month we feature one of the most popular FRENCH Recipes: Beef Bourguignon Ingrédients (Ingredients): 1.2kg stewing beef 3 celery sticks, roughly chopped 1 garlic bulb, halved ... 1 tsp tomato purée 1 star anise 1 onion, roughly chopped Small pack thyme 6 carrots, cut into large chunks 3 bay leaves 1 heaped tbsp plain flour 1l full-bodied red wine (preferably French pinot noir) 150g pearl onions or small shallots, peeled 150g button mushrooms 5 tbsp sunflower oil 150g unsmoked bacon lardons Small pack parsley, leaves roughly chopped, to serve Méthode (Method): A day or two ahead, cut the meat into large 5cm chunks. Put in a glass bowl with the garlic, star anise, thyme, bay & plenty of seasoning. Mix everything together well. Pour the wine into a large saucepan (keep the lid to hand & turn off any extractor fans). Bring to a boil, then, at arms-length, ignite with a long match. Wait for the flames to burn off (there will be quite a few), then boil for 5 mins more. If you don't feel comfortable setting the flames alight, just boil the wine. Pour the wine over the meat, then cover and cool slightly before chilling overnight or for up to 36 hrs. Lift the beef out of the marinade and dry on kitchen paper. Heat half the oil in a large casserole. Working in batches, brown the beef for 10 mins, adding more oil if needed (watch out this will splutter). Once browned, transfer the beef chunks to a plate. Heat oven to 150C/130C fan/gas 3. Add a touch more oil to the dish, then tip in the veg and gently brown for 10 mins. Use a wooden spatula to scrape any sticky bits off the bottom. Scatter over the flour and cook for 2 mins, then stir in the tomato purée. Add the meat & any juices from the plate back in, then pour over the marinade with all the aromatics. Bring everything to a simmer and give it a good stir, then cover & place in the oven for 3-4 hrs, stirring every hour or so until the meat is very tender. You now have a delicious rustic stew that can be served as is, but keep going to take it to the next level. Leave the stew to cool, then carefully tip into a sieve or colander set over a bowl. Lift the meat and carrots back into the casserole, then squish everything else in the sieve so that you extract the juices and some of the garlic gets squished through. Simmer this sauce in a pan for 10 mins or until thickened to your liking, then pour over the meat. While the meat is braising, heat the rest of the oil in a frying pan. Fry the bacon and onions for 15 mins until the bacon is crisp and the onions have softened & browned. Turn the heat up, add the mushrooms & fry until cooked. Tip the contents of the frying pan into the casserole, stir & simmer for a few mins. Scatter over the parsley, then bring the dish to the table and serve with the carb of your choice. Enjoy!
08.01.2022 RENTAL MARKET UPDATE The Robina Rental market is continuing to go from strength to strength, with vacancy rates close to zero at present. We are seeing record numbers at open-for-inspection appointments as demand continues to sky-rocket. As a result of this, we are also seeing rental prices start to increase as tenants offer more to secure properties than that of the asking rental price. This trend is not consistent with previous years, really highlighting the effect that Cov...id-19 has had on the property market this year. This is possibly fuelled by a number of factors; The first being the lack of properties available for purchase and the second being the steady flow of people still choosing to relocate to Robina and surrounding areas. We have seen this trend not just in Robina but across the Gold Coast in general and specifically in areas where there is a high saturation of 3 and 4 bedroom houses as opposed to units. With only two properties available for rent at present and some properties being let to existing enquiry before they are even released to market, investors are certainly set to reap the rewards of letting under current market conditions. Whether this trend will continue through to the end of the year is yet to be seen, as these trends are not following anything seen on the Gold Coast for 20 years; only time will tell. Our recommendations are as follows: If you are a tenant looking to secure a property make sure you are prepared with all the appropriate documentation and get in quickly. If you are an investor, listen to market conditions and don't be afraid to take advantage of the great returns currently on offer.
