24.01.2022 It has been a while since I put some photos of one of my houses going up. This is being built in Symphony Waters Cowaramup currently. 6.5 star Energy rating without even trying too hard. Can't wait to see this one finished.
20.01.2022 One of my houses at Harvest Rd in Busselton. My very poor photography does not do this place justice. Great to have two very different houses side by side in the same street. Gyprocking has been done and the next stage is paint. The finish on this build is amazing. The builder has added so much fine architectural detail and it is truly a sight to behold. The second photo shows the ocean view out of the Master Bedroom window.... Photo 5 shows the kitchen with the Bondor ceiling above. Note the Shadowline cornice beneath the bondor panel painted black. Such a simple but effective touch that highlights the smooth lines of the bondor. Bondor has been used to line the garage walls as well as the roof. Note the use of acrylic waffle panel to let light in. The colourbond section in the garage hides the lift shaft. This is yet to be installed. So proud of this beautiful house and a great collaboration between client and draftsman.
20.01.2022 Helped my client on this baby again today. Finally got my sign up out the front as well. We were standing up wall frames. The roof arrives tuesday, so the boys have a bit to do between now and then. Can't wait to see the roof on this building.
19.01.2022 Some more photos of a house I designed last year. 6.6 star energy rating without even trying. It's all about orientation, large open living spaces and materials suited to our environment. Note not a brick in sight. A great builder helps as well, but best of all amazing clients that believed in my vision.
19.01.2022 A slab just poured for another build. This is a Mick Bray built house. It is an unusual design and comes with some very outside the square thinking. More to follow as the build proceeds. Another great collaboration between Client and Draftsman.
18.01.2022 One 150mm thick Bondor roof being craned into position. 6hrs and the roof was on. The Bondor panel is strong enough to cantilever a 1200w eave on the northern side. The panels are sitting straight on the stud wall top plate and screwed in with extra long tek screws. The biggest challenge was running electrical cable through the panels to where all the light fittings need to be as the panels were being laid. This required the Electrician (Brett Titterton) to be onsite and fe...eding cable into the precast groove, then burning and boring lines to the exact location of the electrical fitting. Particular care must be taken when laying the panels to prevent scratching as the underside is the ceiling lining. The advantages of this system are- Roof, Insulation, Eave Lining and Ceiling all in one. No roof framing required. The walls do all the work. Quick installation. Excellent thermal properties. Wide Eaves can be done with no extra work or framing. No ceiling painting required. The disadvantages of this system are- Care must be taken not to scratch the panels. Conventional pitched rooves can be difficult but not imposible to do. Care must be taken at installation to run any electrical lines required in the ceiling. This is an excellent system for building and the panels come in varying thicknesses from 50mm through to 250mm. The thinner panels are great as a patio roof, providing insulation from the hot summer sun when it is required. The thicker panels can span 8m. This is also an awesome system for houses where a loft is possible as an extra room or storage.
15.01.2022 Another house of mine going up in Dunsborough Lakes. This is a small 3 bedroom framed house on a 375m lot. Small lot homes can be difficult to design but with this particular house the client and I have managed to come up with a design with generous living areas and minimal wasted space. This particular design has a shared semi ensuite bathroom between bed 2 and 3 and a small decked drying area on the dead side of the house. This is a quality affordable design that suits a young family, singles or even retirees looking for something easy care. Love the clean lines and classic look.

06.01.2022 We have all heard of the subdividable block, but what about the subdividable house. I am not talking about Strata Title here either. Full green title. Well here it is. An amazing collaboration with the clients. The brief was interesting to say the least. The clients had purchased a large Lot with the potential to split it in half. The problem was they were not ready for small block living. So generally in this situation the designer will work out where the subdivision would b...e and then design a residence on one of the lots. We took this idea a step further and designed a 4x3 house that straddles the subdivision line. Effectively this house can be turned into a 3x2 and a 1x1. There is enough room to add to the 1x1 and we have a concept plan that shows how this can be turned in to a 3x2 with a small addition. There was a lot of issues to consider when designing this house. Firstly not only did we have to satisfy the current setback requirements but we had to make sure the future subdivided setback requirements were satisfied as well. In addition we had to make sure that the power and water and sewer could be split at some stage for two seperate residences. To add to the complexity of the brief, the clients wanted a well performing energy efficient house. So why would you go to all this trouble? An energy efficient house is all well and good as long as your neighbour doesn't come along and build a giant two storey house that completely blocks out your sun. To this end the clients wanted control of what was built beside them. So how did we do it? Basically we had to define the subdivision line. Two parapetted garages sit either side of this line. An easily removeable closed in walkway between the two buildings joins one wing to the main residence. This house becomes very adaptable in the meantime for different and changing circumstances. Lets say you want to rent out the 1x1 as an AirBnb, or it can be a granny flat or even a fully rentable unit. Or if need be add to the 1x1 and make it a fully rentable house. All this with the option of full green title subdivision at a later date. There will be more details of this amazing house as the build progresses. See more
05.01.2022 One of my houses up for sale. Very proud of how this one turned out. Amazing what you can do when you have awesome clients. Looking forward to working with them again.
04.01.2022 Another Rod Lakelin Design and Drafting house going up in Busselton. This time a smaller 3 bedroom 2 bathroom double skillion home on a subdivided Lot. 150mm Bondor roof panel will be craned into place in a couple of days, just sitting on the Top Plate. Timber framed and clad with horizontal colourbond means that the house will be virtually maintenance free and allow the clients to enjoy the finer things in life. North facing and with hi-light windows, this house should perform very well in all conditions. The floor plan is very basic but doesnt miss out on all the features and finishes. Great clients who put their faith in me has made this a fun process.
02.01.2022 I haven't put anything up on this page for a while, here are some photos for an extension I drew. The finished product looks amazing and transformed the drab 80s home. A master bedroom ensuite extension out the front and a kitchen dining extension out back with hilite windows and cathedral ceiling.
