23.01.2022 THE SECOND HALF OF 2020 Moving into the second half of the year there seems to be some positivity in the market place, considering we are approaching the end of the COVID 19 experience in Australia in general. Australia by World comparison have weathered the crisis better than most, with many people returning to their work places while others are still working remotely and the children are back at school.... The economic result from this crisis is still to be experienced and will take time to resolve, although who knows what the next "normal" will be for all of us. Of course there will be hardship for some and opportunities for others. The Sydney property market may feel the impact from the pandemic for a while to come. However people are moving forward and properties are being SOLD to people feeling confident as time moves on. When you have stable employment and taking advantage of the historic low interest rates and a deposit as low as 5% it gives 1st home buyers a great opportunity to get into the market.

However the values have been relatively acceptable. 19.01.2022 It looks like Open House and Auctions are back. Home buyers will be able to inspect properties and attend Auctions from next week as the NSW Government starts to relax some of their restrictions due the the COVID -19 outbreak. Health of course will remain the top priority. Sellers intending to market their properties in the traditional way with Open House inspections and Onsite Auctions will have to limit the amount of people viewing at any one time.... Of course the social distancing rule of 1.5 metres between each person must apply. It is encouraged to avoid over crowding at all times. People wanting to view properties must give accurate names and addresses ( ID ) at every property visited to allow for contact should it be necessary in the case of a person unknowingly is suffering from the symptoms. Vendors are advised to maintain strict health standards by having their property kept clean throughout. All prospective clients are advised not to touch things or surfaces during an inspection or auction. Sanitisers will be made available at inspections and auctions.

Selling is a stressful time and sometimes its hard tp know where to start, so here is a handy checklist for a few basic things you can do to get your home looking its best. It will help you create a space which buyers can see them-selves in. An uncluttered house will give the illusion of more space and will seem easier to maintain. Now is a great time to have a c...lean out and make a couple of visits to the tip. This will also give you a head start with your packing. Take a walk through your house starting from the outside the front door as if you were the buyer. Look for, you would not want to see if you were thinking about buying this property. e.g. loose door knobs, stains on the carpet or floor coverings, peeling paint, windows and doors that dont open or close properly, lights that dont work, leaking taps, evidence of rising damp such as peeling or bubbling paint or damp smell. Make those things fixed. Stand in each room and take an objective look around you. Whilst your home is furnished according to your tastes, this look might not suit everyone. Your decor should enhance the room, not compete with it or detract from it. Remember the buyer well be trying to picture themselves here. Try to minimise the amount of personal material in each room - e.g. knick knacks, piles of books, papers or magazines, souvenirs, photographs and/ or mementos such as childrens artwork and projects. Pay particular attention to the kitchen and family rooms where most personal objects tend to accumulate. Dont be tempted to cram everything in cupboards as they will fall out on unsuspecting buyers during a personal inspection.

16.01.2022 IT SEEMS HOUSE PRICES ARE NOT COLLAPSING. As we are in the midst of rising unemployment due to COVID 19, the surprising thing is that house prices have remained... reasonably stable. Properties in premium suburbs have held strong. Stable banking and lots of Government assistance is a reason why this could be happening.Of course with a lack of properties to buy is also a reason why this is happening thus creating a supply shortage. We have noticed that investor inquiries have reduced while inquiry levels have remained constant for traditional family homes. There has been a spike of inquiry for acreage properties as well. It seems distressed sales are very low at the moment, this could be due to mortgage payment freezes by lending institutions and Government stimulus measures. After September there could be a gradual decline in assistance for mortgage holders as the Government tries to reduce debt. It is not all doom and gloom for property sellers and buyers as if you are employed and considering buying or selling in the same market there is very little difference if you do your homework on local recent sales and comparing them with what you are trying to achieve.

AGENTS WITH EXPERIENCE: After meeting with some buyers at an "Open HOUSE" some may not be totally satisfied with properties they have viewed. With a physical inspection and discussing with the agent he/she maybe able to show them other properties not currently advertised online. Furthermore an experienced agent with extensive local knowledge can assist by showing them the benefits of the area such as proximity to shops, schools, churches and recreational areas etc. So by relying on a virtual tour only you could miss out on other properties that maybe available at the time of "house hunting". SIGNING OFF ON THE SALE OF LAND CONTRACT: As the real estate industry changes to go digitally, buyers may now consider to sign a Sale of Land contract remotely by using "Doc U Sign" an online software, although many Lawyers prefer to be present and to be able to peruse over the contract with the special conditions etc prior to the buyer signing it. At least it would be prudent for an intending buyer to arrange to get a copy of the contract emailed to his/her lawyer to read over it prior to finalising on the sale.

09.01.2022 When the market is flattening out or falling i.e. negative growth the Seller who is considering purchasing another property in the same market conditions has very little concern as the other Seller is also reducing his expectations to meet the market, should he/she be motivated to sell. So buying and selling in the same market is generally no big problem. Of course if you are Selling and Buying in an active or upward spiraling market you must be vigilant and understand that y...ou must act swiftly as he/she may get trapped in a rising market trap when the next property has risen beyond their expectations. The current market is reacting to the current World Covid 19 crisis as many people that have lost their secure employment and businesses closing, some may never reopen, It may take a while, as some people will have to be re-trained in order to obtain full employment, thankfully, some will return to their established jobs in due course. 04.01.2022 Online property portals and Social Media continue to be the main way buyers are currently browsing properties. The use of videos to make sure people get a good look at property is being offered by us and an increasing amount of agents. Online inspections are being arranged by agents using Whats App, Face Time, Zoom and Skype. An increase in virtual 360 degree cameras are being utilised as well.... The recent ban on Open For Inspections has meant buyers who require a personal inspection, will need to arrange a Private Viewing time with the agent. At all times the Governments social distancing laws are adhered to.

03.01.2022 SELLING PRIVATELY v SELLING WITH AN AGENT. A couple of thoughts to consider: Selling privately can save you the agents remuneration (commission). However the seller will have to spend their valuable time doing "Open Home Inspections" usually twice a week plus any other requests for a private viewing. The seller may elect to only do Private Inspections which can be frustrating as some buyers will ask you for the address and do a quick drive by and not turn up at the arrange ti...me. A very frustrating experience. Agents understand the reason why sellers want to sell privately, however many sellers are prepared to discount their property by more than the agents remuneration, in many cases the seller is worse off by not employing an experienced professional to sell their property in most cases their most valuable asset. Using an agent may also save you a lot of contractual headaches as well which may end up costing you more expense. My advise in these uncertain times is to use an experience professional who is going to work for you and is a skilled "Negotiator" not just an "Order Taker" obtaining names, email and phone contact details, building their Data base, hoping the property gets enough interest to sell it self. It rarely happens.
