We had negotiated a long settlement for them in their sale which meant they had a long path to consider their purchase and subsequent move. Their next move was not location governed but largely driven by the propertys X Factor. Design, Privacy, access to amenity and either a view or embedded in nature were also major considerations. This home was identified as an ...ideal property back in early March pre-Covid but with a price guide of $7 mill + it was ruled out, they were very disciplined with their budget and overall strategy so as the search unfolded and the landscape changed, the property was later shortlisted as a probable. After being more 130 days on the market, an opportunity to re-engage on the property presented itself and negotiations ensued which resulted in a price significantly lower than the original guide and with terms that suited the purchaser and the vendor. In this market hall marked with short supply, buyers are invariably competing with vendors on price not other buyers, in this environment understanding vendor motivations and time frames is key to negotiating an outcome favourable to both parties. Knowing how to achieve this and nuance the transaction is most often the key to a successful outcome.
