19.01.2022 A roof strut supporting an underpurlin has been removed to facilitate airconditioning installation and not replaced. Note the deflection in the underpurlin which is now well overspan. Unfortuneately this is a common occurrence.



14.01.2022 Common mistake by home renovators. Internal wall removed below and now no support for ceiling hanging beam ends. Strapping up to the roof frame is not a solution. Counter beam installed to pick up ends of hanging beams to fix problem.

12.01.2022 Common mistake. If you are inclined to remove your tiled roof and replace it with metal decking you must replace the original roof battens with correct size roof purlins. Note tile battens have been left on this roof frame now covered with metal decking. Note also that a conversion to metal roofing also requires an upgrade of the roof tie down system to cope with the increased uplift forces associated with metal roofing.

08.01.2022 Halogen lights can be dangerous. These low voltage downlights became very popular in the 90's and are installed in a high percentage of buildings. They get very hot and are at risk of contacting loose material in the roof space and causing a fire. Since 2008 these lights must be installed with a purpose made heat shield. Halogen light technology has now been superseded by LED lighting which do not have the fire risk and use much less power. My advice is to replace all halogen downlights with LED lighting. These lights have a very long life and the initial cost will be recouped by the power saving.
