ROZELLE DEVELOPMENT JUDGED ON ITS MERITS The company behind the proposed Rozelle Village development says the development will be judged on its merits. Rozelle Village Pty Ltd Managing Director, Ian Wright, said the development meets the local needs of residents, business, the community and the Balmain Leagues Club, whilst being one of the most environmentally sensitive designs in Australia. Residents of the proposed Rozelle Village development are expected to save hundreds of dollars a year on utility costs due to a range of environmental initiatives. The development has taken advantage of modern day sustainability design features that weren’t used when the rest of Rozelle was built, turning the development into one of the most affordable places to live, Mr Wright said. Annual electricity bills for residents are expected to be 40%, or $330*, lower per person and water bills to be cut by 65%, or up to $120* per person. For too long this area has been ignored, with no essential community services, no plans to provide improved access to facilities other communities take for granted and no economic stimulus to help existing traders build their businesses. The Rozelle Village development offers residents easy and convenient access to services not currently available locally, including a major supermarket, gym, medical centre and child care, more than 5,000 new direct and indirect jobs created during construction of the development and operation of the commercial area, and a vibrant entertainment and social precinct including the Tigers Leagues Club. The retail area has been integrated with the existing Darling Street commercial area and in doing so has allocated 25 percent of the development to outdoor facilities, including communal open space, seating, sun shaded areas, landscaped areas and gardens and children’s play areas. Mr Wright said an Economic Impact Assessment has been completed that confirms local traders will continue to experience trade growth after the development is completed. The future of the Balmain Leagues Club is in the hands of the Department of Planning and Infrastructure with a new sleeker design submitted last Friday. The size, mass & bulk of the Rozelle Village project has been reduced dramatically in response to community consultation, said the Managing Director of the Rozelle Village, Ian Wright. I think this is a big win for the community. They’ve spoken and we’ve listened. As well as shaving 23 metres in height from the site and slimming down the towers - the Balmain Leagues Club space has been enlarged slightly and 170 single bedroom apartments have been proposed to meet Sydney’s housing demand. The project has been reduced overall by 21 percent. The Balmain Leagues Club is on the top level of the podium with screened outdoor terraces and an entry walk of fame. It is 130 sqm larger than the previous design, however it's height also been reduced in line with the previous club's height. We believe our new sleeker design on the spot of the now derelict site on Victoria Road will be an attractive addition to the area, said Mr Wright. We are happy that we’ve addressed all the concerns that have been raised, including traffic, shadowing, pedestrian and privacy concerns," he said. Facilities will also include a medical centre, a childcare centre, retail shops, a food court and community meeting room. Once completed the development provide more than 500 full and part-time jobs for workers and a 4050 direct and indirect jobs for workers," he said. The Leichhardt Council has seen a progressive increase in unemployment in the last 12 months. In March last year Leichhardts unemployment was just 2.1% and by March this year it hit 3%. This development will go a long way to securing future jobs for the young people in Leichhardt," Mr Wright said. Wright says that the project has been bogged down in politics but he's hopeful the Department of Planning will now judge the project on its merits. "The consultations process has worked," he concluded.
