02.01.2022 IF you make this one mistake when selling your home, Queensland will make you pay dearly. New research by comparison site finder.com.au has found 90 per cent of potential buyers would offer less than asking price on a home if it failed to make an impression off the kerb. So important were first impressions that sellers that ignored kerb appeal could see offers sashed up to 25 per cent because of it - averaging a knockdown of just over $90,000 off the median house price.... Finder.com.au money expert Bessie Hassan said Queensland residents were the harshest critics of untidy exteriors. Queenslanders would discount their offers the most 15 per cent on average, Ms Hassan said, with 13 per cent also prepared to slash their offers dramatically (by 25 per cent) if they were dissatisfied with appearance. She said only 5 per cent of New South Wales residents, 8 per cent of Victorians would slash 25 per cent off the asking price because of appearance, while Tasmanians were the most unaffected by appearance. Ms Hassan said the survey was a timely reminder in a marker where prices had already begun to stall. With some states recording price drops and others experiencing little growth its never been more important to consider how the exterior of your property might cause a backward slide on offers. Men were less affected than women by appearance, but more likely to discount to the extreme if they were affected by street appeal. Relatively simple fixes include putting up a new fence, painting the front facade, putting in a modern letterbox, replacing the front door and jazzing up the front pathway. Three ways to boost street appeal: 1. Attention to detail - Touch up cracked/peeling paint and make sure windows are sparkling clean. 2. Spruce up the garden - Make it neat and tidy, pull out weeds, refresh mulch, mow grass at higher setting. trim back bushes. 3. Appeal to sense of smell - Add pot plants with pleasant smelling flowers like lavender which has a positive calming effect.
