11.01.2022 Bank Loyalty is something of the PAST... Banks offer New to Bank clients a better rate than existing customers. A client who settled their loan just over 6 months ago is paying a 0.12% higher rate than a new to bank customer for the identical loan product. For my client its only $33 per month, but over 5 years this is $1,980 of extra interest a bank can earn. Dont let your bank get away with this! 04.01.2022 G O O D - N E W S - W E E K We have had an RBA rate cut this week, which is good for all mortgage borrowers. Tax reforms through both houses of parliament and APRA recommending Banks apply a home loan buffer index of 2.5% above the actual home loan rate has been passed. Previously banks and lenders have been using a servicing rate between 7-8% depending on the choice of lender, even though your interest rate actually sits at 3-4%... This type of calculation amongst others including living expenses made lending and borrowing money extremely difficult. As per my last post, credit decisioning felt like "Little Britain - Computer Says No" Hopefully the chances will be reflected by banks and lenders opening the opportunity to refinance to better rates and better loan products on offer. Regardless if you achieve 1 or all of them, the lesson here is that if you dont set goals for yourself you might not achieve anything.
