24.01.2022 I recently read this article about the potential for regional housing markets to benefit from COVID-19. The author, Eliza Owen, writes about the impact that working remotely may be having on people's perceptions about where they live and work - noting that "physical proximity to a workplace may become a less important factor in home purchases." According to the graph in this article, Melbourne recorded a -2.3% growth in the quarter until June, whilst Ballarat recorder 1.8% gr...owth. Further to this, Owen highlights that fact that, whilst regional centres like Ballarat did not experience the same high growth as capital cities, "the relative stability of growth rates mean that these regional centres may not see as deep a downswing in the coming months." This very much aligns with historical data, where the Ballarat market has definitely followed the trend of the Melbourne market, but the peaks and troughs are no-where near as significant. In short, Ballarat is typically a stable market. So, if you're looking to invest but are concerned about the market, the best thing you can do is buy in a market that has a history of stability.
