07.01.2022 DEALS ARE HAPPENING...ON AND OFF - As we enter another week of relative market inactivity, it is pleasing to see that despite our present ban on property inspections, there is still life in the prestige homes market. Last week I brokered 2 sales in the $3-4m range, one off-market, and one on-market, in Hawthorn and Kews most sought after pockets, the esteemed Grace Park precinct and Sackville Ward. Both homes were physically inspected by their purchasers prior to the stage 4 lockdown restrictions. The leading indicators seem to point to pent up demand from buyers and sellers to transact when restrictions are eventually eased, hopefully in late October. Im expecting things to be pretty quiet over the coming weeks so always happy to chat if you have any questions about how the property market might behave over the next 6-12 months.

02.01.2022 Despite our present health crisis, demand in the property market continues to remain strong. This lovely renovated town residence in a block of 7 on Cotham Road, Kew was taken to market recently and sold within 2 weeks of being first advertised. In that time we generated 18 inspections, received 12 requests for contract and in the end were negotiating with 3 parties beyond our anticipated range of $950k-1.04m. The home attracted a mix of first home buyers, investors and down...sizers. One of my key observations of market activity in this second lockdown period is that decisions (both buyer and seller) are made much quicker without the prospect of waiting 4 weeks for an auction. Buyers are prepared to compete for the right property and clearly still consider quality real estate a reliable long term investment. If you have your eye on something and are keen to buy, my advice would be to contact the agent, arrange a one-on-one private viewing (with appropriate protections and precautions in place ) and move sooner rather than later.
