This is designed to stimulate the economy both to increase employers appetites to put on more staff and to hopefully increase wages over time. Increased wages should result in households spending more money It’s a good move by the RBA." What does this mean for you? Expect your lender to announce a reduction over the next week, to be effective in the second half of October. Minimum Repayments to reduce a month later. New lending rates will come out shortly for some lenders and in a few weeks for others. 07.01.2022 SOME FINANCE ASSISTANCE FROM YBR HOBART: During this unusual time in the world Many of our customers have so many questions! We are going to help as much as... we can. We are still writing many loans for many clients. Here are some of your questions answered and this is how YBR Hobart are still helping our clients during this time! 1) Are the banks still lending to customers and approving loans? One word Yes. There are some industries such travel, hospitality and retail that many lenders have tightened restrictions on but the banks are still lending and we are still more than ever getting loans approved daily. 2) What happens with valuations? Some valuations now have higher risk ratings due to Covid-19, some valuers are taking a little longer to return reports. We know other lenders and brokers are struggling with low valuations and some valuations falling significantly low during this time but at this stage we have not seen this. We are experiencing large numbers coming back exactly as per expectations. We are also getting a little smarter and ordering them a little earlier so that your finance timelines are being met easily. 3) How are time frames going? Banks are definitely slower for booking settlements and refinancing. Some lenders are still running at fast times for assessment of loans and some lenders are a little more backlogged. However, we do still have some lenders on 2-3 day turnarounds where needed and where they are in the clients best interests 4) What sort of fixed rates are on offer right now? In response to Covid-19 many banks released very low fixed rates (ING 2.09% 2 year fixed as an example) - there's pros and cons to fixed rates though and they don't suit everyone. 5) To our pre-approved clients We know you are still super keen to purchase, we know that some of you have had changes in your employment so you have to put things on hold, others are just choosing to put things on hold right now. Just so you understand our numbers we would say around 30% of our pre-approvals are just sitting back and waiting right now, 10% won't be going ahead due to changes and the other 60% are still looking. 6) Hardship lines As your first point of call in finance if you are experiencing hardship please call us directly so we can discuss your situation and guide you as to what is the best course of action. Each situation is different and therefore we will offer different solutions! 7) How has mortgage broking changed during this time? Our team went remote as of Monday 16th of March and we still have staff on deck at the office behind closed doors. Our phones in the office are still being answered by Kylie, our Principal Andrew has been popping in and out of the office checking in but we are all so lucky we can pick up our workstations and work just as effectively from home. Some lenders have changed policies quickly to allow us to do our job without meeting clients face to face and our whole team is zoom meeting regularly!
