18.01.2022 The last three to four weeks have really seen the Coffs Coast rental market spring to life! As an example, on Monday this week we conducted three rental open homes which attracted an average of 25 parties to each home! The properties were not anything out of the ordinary just good solid family homes. These sorts of numbers at midweek rental opens are unprecedented and shows how tight the local rental market is becoming. One of the reasons is with the uncertainty around the fu...ture and COVID we are seeing more locals who may have been working in Sydney/Melbourne or other locations for a few years asking tenants to vacate and then moving back into their own homes and the safety of the Coffs Coast. We are also seeing a large rise in the number of out of towners looking to call the Coffs Coast home. At the same time the supply of new rentals to the market continues to decline with very few investment properties being built or purchased to replace the declining rental stock. The result is we are starting to see some rental increases for many properties which is the complete opposite to what is happening in the Sydney and Melbourne rental markets. How long this phenomenon will continue is anyones guess, but it does not look like stopping anytime soon. By Scott Nolan #nolanpartners

14.01.2022 The demand for real estate on the Coffs Coast continues. There is obviously a lot of buzz around the Coffs Coast real estate market now with activity at its highest level in many years. There are several external factors such as record low interest rates, a migration of buyers from major capitals during COVID and an influx into the market of first home buyers with government grants. The question everyone is asking is how long will this current market last? and what does ...the future hold for real estate on the Coffs Coast? The answer to the first question is difficult as there are many factors at play, will there be a second wave of COVID in NSW? How will the local economy fair post Job keeper? When will borders open again? Plenty of questions and no one can answer with any certainty but as long as the current conditions continue so will the buzz in the local market. In relation to the question regarding the long-term future of the Coffs Coast market, my prediction is that we are on the verge of some very exciting times. As more and more baby boomers retire over the next 5-10 years lifestyle markets such as the Coffs Coast are expected to attract a large percentage of these retirees. Apart from retirees our excellent medical facilities, transport infrastructure, educational facilities and shopping continue to attract professionals, trades, and general buyers from across the nation. COVID has taught many of us how to work remotely and in the online age that we now live in we are also seeing many new local start-up businesses emerge and others move here as they can simply work from home or a small office and still reach the entire world. As our local market matures and buyer types change so does the style of property we see being developed. Over the past few years, we have seen apartment living become very attractive to many retirees looking to for an easy lifestyle where they can lock the front door and head off travelling or enjoying leisure activities. Families are still looking for a home with a nice yard for the children and there are many exciting subdivisions planned for the Coffs Coast in the next few years. At the luxury end of the market, we have seen some exceptional sales in the past few months. As new successful businesses, professionals and wealthy retirees move to the area this section of the market should see even more activity in the years ahead. One factor still holding us back from a new Golden Age is our old Achilles Heel the Coffs by-pass! Once it starts then I think we will be in for a strong 3-4 years of economic activity during the construction phase as well as the many long-term benefits it will bring to the community.
