24.01.2022 With summer fast approaching property buyers like to add a pool to their wish list. It’s important to note that if your selling a property with a pool you must have council or a certified pool inspector conduct an inspection of your pool or spa. They will then issue a Certificate of Compliance or a Certificate of Non-Compliance which must be annexed to the contract or you risk the buyer being able to get out of the contract within 14 days from exchange. The buyer must c...omply with any non-compliance the pool or spa may have within 90 days from settlement at their own cost. If your pool or spa is deemed a serious safety risk you will be required to comply with such non-compliance immediately at your own cost rather than wait for a buyer. For buyers, it is a situation where they must satisfy themselves as to the costs and work involved to make the pool or spa comply if a certificate of non-compliance is not available.

23.01.2022 The NSW government has halved land tax payments for build-to-rent development projects in order to encourage construction and change the way people view renting. In what could be a turning point for the fledgling sector, the state government will for the next 20 years issue a 50 per cent discount on land tax to developers investing in build-to-rent schemes. Until now, embedded market and legislative barriers across NSW have created impediments for developers in Sydney, with a... complicated tax regime and high entry cost discouraging investment. NSW treasurer Dominic Perrottet said the legislation would provide more housing options, greater certainty for renters, boost construction and support jobs during the Covid-19 recovery. Build-to-rent is popular overseas, but still in its infancy in Australia and we want to remove barriers and allow this segment of the market to grow, Perrottet said. 03.01.2022 NSW First Home Buyer Stamp Duty Info Eligibility requirements you must be an individual, not a company or trust. you must be over 18.... you, or at least one person youre buying with, must be an Australian citizen or permanent resident. Generally, you wont be eligible for the exemption or grants if you or your spouse: have previously owned or co-owned a home in Australia or have received an Australian first home owner grant. Residence requirement You or one of the other first home buyers who purchase with must move into the new home within 12 months after buying the property, and live there for at least six continuous months. If youre buying land and building a new home, you must move in within 12 months after construction is complete. If youre a member of the Australian Defence Force you may be exempt from the six-month residence requirement, provided all buyers are on the New South Wales electoral roll. Whats considered a new home? this is the first time the house has been sold and the house has never been lived in before you move in, including by the builder or a tenant. Recently renovated homes Your home is also considered new if it has been substantially renovated before you buy it.
