15.05.2022 Today is a good day and tomorrow will be even better now that we’ve been given the green light to resume regulated contactless 1 on 1 private inspections, for lease and for sale! Yay for being able to help our clients achieve their real estate goals again

07.04.2022 Today saw some welcomed changes Commencement of new lease services are permitted with some very strong rules in place; all must be contactless, we must wear gloves, masks and follow other directives to limit movement, unfortunately no professional photography or inspections allowed. Inspections must be virtual only. I’m glad we will be able to resume assisting those in need of finding a rental property during such difficult times

03.04.2022 STAGE 4 RESTRICTIONS: Our office doors have been forced to close as of 11.59pm Wednesday 5th August, but our home offices are open. I’m still available to help my clients via phone, email or zoom and available at anytime. We are now permitted to provide onsite services in relation to tenants vacating, and are awaiting further instruction and clarity around leasing and move ins. I’ll keep you posted as more information comes to light. ... The next 6 weeks are going to be very different and very difficult for some. 25.01.2022 This is my biggest tip when renting out your property and in every day life! From experience I have found that when we take the appropriate steps to protect ourselves from risks, not only are we better prepared and less impacted by inconveniences, but it also lessens the opportunity for these inconveniences to occur! Let your Property Manager know when you are going away or not contactable and leave an alternative contact. If not it is always the one time we need ...to reach you! Always maintain building insurance, the one time it lapses will likely be the time you need it. Thoroughly read and compare landlord insurance policies, the level of coverage is more important than the cost of the policy itself. If you don’t it is likely that the one time you need to make a claim, you won’t be covered for that event. Self managing a property without knowledge of legislation and appropriate systems/processes is often when tricky situations arise and this knowledge becomes paramount. This can be avoided by selecting the right property manager. There’s many different situations that can occur so it’s important to make sure you have someone on your side to preempt possible outcomes and offer solutions to best protect you. Here are a few key tips you can still do to get the most out of your investment property this financial year: Organise a tax depreciation schedule: a depreciation schedule sets out the depreciation of the building and items within an income producing property as it ages, allowing landlords to claim a tax deduction for wear and tear. You only need to have a schedule prepared once and it lasts the 40 year lifetime of your prope...rty. Depreciation is a non-cash deduction and one that many owners are not aware of. It will save you lots Finalise any invoices for capital works or improvements and/or maintenance, this side of the financial year. These expenses can be claimed as deductions and lower your taxable income. Make sure your Property Manager is due to provide you with an End of Financial Year Statement detailing all of your income and expenditure for the year, once the financial year ends. This makes it easier for your accountant to prepare the necessary. If you're self managing, or pay some of your expenses directly, make sure yoiu keep accurate records throughout the year. Align yourself with a good Accountant, Broker and Financial Advisor. Having the right people in your corner will make sure you always get the most from your investment. Organise an appraisal. This will give you an idea of how much equity you have in your property/properties, providing the potential for portfolio growth or personal growth. Need help?
