22.01.2022 The heartache of my job! I recently visited a property, low rent, older home, new tenant that came with glowing references. Well I visited the property today and it broke my heart! She has a young daughter and can barely afford to feed her at the moment! Why because of the blows she has had in life recently she has had to sell stuff to survive.... This particular tenant had no TV, an incomplete dining room table and chairs, no sheets on one of the beds, minimal clothing and minimal belongings! It broke my heart because as she told me this story I was almost in tears but the thing that got me was how positive she was! Nothing is going to stop her NOTHING! So off I went to shops, I couldn’t help myself, I presented her with a basket of goodies, gift card for the local supermarket, some bedding, some toys for her daughter and some things for her. At first she wouldn’t accept it but I wasn’t leaving with it so she eventually did and burst into tears and was extremely grateful! Why am I posting this? Well I want you to be aware that times are tough sometimes but you have to be strong and know there is always light at the end of the tunnel!

07.01.2022 The three P's of Renting! When it comes to renting your home, following 3 simple rules will make all the difference - ensuring that your property is correctly priced, presented and promoted! Let's look at each P: PRICE:... One of the biggest reasons for why a property doesn’t rent (in any market) is because it hasn’t been priced correctly, usually being too high. An average home that is overpriced by a mere 5% of its true market value will receive no interest. PRESENTATION: First impressions count and in a crowded property market it is imperative that you present your property in a way that will attract tenants, give you a point of difference and help you stand out from the crowd. PROMOTION: The value of promotion is often overlooked or undervalued, particularly in a softer market environment. When it comes to promotion, there is generally a very small window of opportunity to reach the most number of tenants to ensure you are maximizing the end result. So do whatever you can to get it out there and get that property leased!

04.01.2022 New residential Tenancy Laws - Part 1 The NSW Parliament has passed the Residential Tenancies Amendment (Review) Bill 2018. Parliament has passed a series of amendments to the Residential Tenancies Act 2010, which are designed to increase protection and certainty for renters, while ensuring that landlords can protect their investment and effectively manage their properties!... There are many reforms that are outlined but one is below: MINIMUM STANDARDS These must be met my landlords in order to rent out their investment: These are: 1. Structurally sound property 2. Adequate natural or artificial lighting in each room, except storage rooms or garages 3. Adequate ventilation 4. Supplied with electricity or gas and have adequate electricity or gas outlets for lighting, heating and appliances 5. Adequate plumbing and drainage 6. Connected to a water supply service or infrastructure for the supply of hot and cold water for drinking, washing and cleaning 7. Contains bathroom facilities, including toilet and washing facilities, which allows user privacy. I bet most of you are reading this and going WHAT? How is this not common sense! Well let me tell you in some cases it’s not. If you are an agent please ensure you look after not only your owners but tenants as well! ****Please bare in mind these reforms have not yet been given a start date****

03.01.2022 Importance of Landlord Insurance One in 5 Australian’s own an investment property, but according to the Landlords Advisory Service only around 40% of landlords have the right insurance to protect their asset. As with most investments things can go wrong, damage can be caused by tenants accidentally or perhaps intentionally, pets can damage properties, plumbing can break or your property may not be rented for a period of time leaving you exposed to rental shortfall. Protecti...ng your asset is the best way for investors to secure their financial and capital growth. If you do not have the right cover, it can have on a heavy financial impact on the landlord. Anything can change circumstances such as relationship breakdown, death in the family, squatters and several other issues than can cause landlord to be out of pocket several of thousands of dollars A lot of landlords landlords believe they are covered under bundled insurance / home loan policies so it’s critical to read the fine print of these policies as you may find you are not covered for everything you need to be, therefore exposing yourself to unnecessary risk. We urge all landlords to check their insurance cover at every lease renewal as you don’t want to find out you’re not covered when it is too late! A well designed insurance policy can protect you from lawsuits by tenants for injuries or from losses to your rental property caused by everything from fire and storms, to rental arrearsall the way through to illegal drug labs, tax audit and covering the costs to change locks. Whilst insurance premiums vary, you should expect to pay less than a dollar a day depending on state premiums, but considering this expense is tax deductible and how much you would have to pay for unexpected repairs or issues if you weren’t covered, it is an important investment. Protect yourself and your investment by arming yourself with the right kind of insurance. It may seem like an unwelcome extra expense, but you will be so grateful you have it if and when things go wrong.
