17.01.2022 A new property survey has revealed the locations in which Australian investors are most likely to purchase next, with one state emerging as the preference of more than 50 per cent of respondents. The 2015 Australian Property Investor Survey of prospective property investors y MRD Partners reveals Queensland as the market investors will most likely buy into during the next 12 months. It found 50.26 per cent of respondents opted for Queensland as the location of their next inve...stment property if they decided buy. Western Australia (13.61 per cent), Victoria (12.56 per cent) and NSW (12.04 per cent) were the next most likely choices. The survey found that 51.69 per cent of respondents were planning on buying an investment property within a year, and 86 per cent of respondents already owned at least one investment property. Queensland-based investors made up the largest number of respondents at 22.71 per cent. They were followed by investors in NSW (19.91 per cent), Western Australia (18.36 per cent), Victoria (16.91 per cent), South Australia (8.21 per cent), Tasmania (4.50 per cent) and the Northern Territory (4.20 per cent). Nick Lockhart, managing director of MRD Partners, said that south-east Queensland in particular was due for an upturn. Investors know all markets go through a property cycle, where there is typically a boom, followed by a flat market and some price correction before it lifts again, Mr Lockhart said. Brisbane is the only capital not to have experienced a substantial lift since the GFC. The Brisbane market has moved from recovery to growth but has not yet entered what we could call a ‘boom’ market, so there is plenty of opportunity for people to get in now and buy before that growth comes.

16.01.2022 Median house price in Brisbane grows, but plenty of value still to be had Brisbane is showing more signs of being Australia’s next real estate hotspot after new figures reveled the city’s median house price now sits above $600,000. Figures from the Real Estate Institute of Queensland's (REIQ) Queensland Market Monitor, have revealed that the median house price in Brisbane had grown to $610,000 over the June 2015 quarter.... The price growth comes after the city’s median price had been hovering around the $600,000 for a number of months and REIQ chief executive officer Antonia Mercorella said the increase had been driven by activity at the middle and higher end of the market. We know that historically the premium end of the market tends to lead the market into a recovery. But we are also seeing sharp increases in activity across the $500,000 to sub-$1 million bracket, which is great news for the majority of the market, she said. According to the REIQ, properties in the $500,000 sub-$1 million bracket accounted for 60% of Brisbane’s market, while there were 300 sales of houses over $1 million. Zoran Solano, buyer’s agent with Hot Property Specialists, said the increased demand for Brisbane properties in those price ranges was evident. It’s really becoming more competitive, for properties in that $500,000 and up range we’re seeing 10 or 20 offers for each property, Solano said. The $1 million and up market is also really buoyant at the moment and becoming more competitive. It’s a lot of money, but people are realising that you get a lot more house for your money in Brisbane than Sydney or Melbourne right now, he said. Solano isn’t the only one to have noticed growth in Brisbane’s popularity with those from out of state, with Rocket Property Group general manager Lindy Lear agreeing the city is seeing healthy investor interest.
