25.01.2022 A tiny bit excited ... I have 3 auctions I am registering at today. Some of the first sales campaigns of 2019 are coming to a head!! . An auction is like a theater performance, except no one knows the script or who is playing the lead roles until the curtain falls or in this case the hammer falls at the end. . For the everyday punter, bidding at auction can be VERY daunting and a lot of buyers are stressed and worried about getting emotional and overpaying. 25.01.2022 My Personal, Sizzling Hot Gold Coast Suburbs List heading into 2019! Southern Suburbs 1. Bilinga- close to the Coolangatta scene, still affordable and ''oh so close'' to the Gold Coast Airport 2. Tugun- just south of Palm Beach and Currumbin, both of which have surged in the past few years. Starting to get some funky cafe's and bars opening too.... Central Suburbs 1. Burleigh Waters- close to amenties and a fantastic family haven 2. Mermaid Waters- popular with families and they do tend to buy and hold. Neighbouring suburbs of Mermaid Beach and Miami have enjoyed a bumper run during the past five years and Mermaid Waters has some catching up to do 3. Ashmore- close to all the action and gentrification is already under way but there is still plenty of ‘value buying’ to be found in the suburb 4. Carrara- excellent infrastructure, close to transport links and there is plans for more development including a theme park 5. Mudgeeraba- my only pick west of the M1. Good mix of residential and commercial and across from the thriving Robina commercial district Northern Suburbs 1. Labrador- it has been the ugly duckling in the past but it sits on the Broadwater and there is enormous potential for a revitalization of its ‘shabby chic’ charm 2. Paradise Point- the shopping precinct is ripe for revitalization. Both waterfront homes and the non-waterfront homes offer potential for strong upside 3. Parkwood- the extension of the light rail to Helensvale and the upgrade of Smith Street, its transport links cannot be beaten. It sits close to the Gold Coast University Hospital and Griffith University, and is now just a short tram ride away from the night-life of Surfers Paradise.

I'm talking $1,000/m2 land value kinda money... which is impossible in the large capital cities on coast lines. The reason for this is simply supply and demand, the Gold Coast is riddled with canal estates!! So even in the suburbs set back from the ocean (where most cities have roads), the GC is snaked with waterways!! Canal sites give the "Experience" of living on water without stumping up the $10,000/m2 land value price tag of ocean front land. 17.01.2022 Chrystal Ball Predictions For The Next 11 Months First prediction is that it will be a bad year for those in the prediction business. Alas, I am a Property Valuer AND a Buyers Agent so the following is my personal educated stabs in the dark.... Prediction 2: The fundamentals - things like population growth, supply and demand, employment levels, interest rates, affordability and inflationary pressures are easy to monitor and quite solid at present. The overriding factor that the experts have difficulty quantifying is INVESTOR SENTIMENT. Right now it is low. And dominating how Risk Adverse personality types buy property Risk Takers on the other hand think it’s the best time to buy EVER. Call me. Prediction 3: 20% of those who do invest in property sell up within the first 12 months and 50% sell within the first 5 years. These failed investors will NEVER gain the long term wealth creation benefits that property investing is all about. Investors who get it right will do very well out of real estate this year and set themselves up for the years ahead. Call me. Prediction 4: Those who saw previous property downturns as a countercyclical opportunity have consistently done well for themselves. They recognise the slower market as a chance to invest when others are too afraid to buy and when there are more willing sellers in the market than purchasers. However not all investors who buy during the downturn will get it right. That’s because you can’t just buy any old property and expect it to outperform in the long term. The key is to buy the RIGHT TYPE of property in the RIGHT PLACE for the RIGHT PRICE at the RIGHT TIME. Are you calling me yet?!!!

08.01.2022 **Where Demand is Rising, Prices Tend to Follow** The hottest suburbs in Brisbane right now are alphabetically listed below and surprise contenders have beaten bluechips to take out the top three spots where prices are expected to fire up in 2019. The top 3 Suburbs in Brisbane are Graceville, Indooroopilly and Kippa- Ring. The data is from the Price Predictor Index, which tracks rising sales in suburbs across the country as a precursor to strong price growth the following y...ear and it shows 29 suburbs in Brisbane were rising steadily but three in particular were standouts. Kippa-Ring’s surge was influenced by the new rail line to the Redcliffe Peninsula, whereas Graceville and Indooroopilly were both top-end suburbs with median prices above $900,000 and close to strong drivers like schools and universities, restaurants and parks. Graceville was also one of the hardest hit areas in the 2011 Floods!! The turnaround occurred with tier one suburbs above $1m medians first seeing strong growth such as Hamilton, Paddington and Bulimba recording double-digit growth in the past year then the rest of the market follows. Lucky for us, we decided to hire a true professional in Jacqueline from #SavvyFox. We underwent one of the most complicated, most ‘un-straightforward’ purchases you could ever imagine. There were so many technical aspects to consider, and many stars that needed to align, and for us to pull this off was nothing sho...rt of a miracle.
