21.01.2022 Want 4 reasons to consider refinancing your home loan? Last Thursdays data from the ABS shows the value of new finance commitments for the purchase of dwellings fell by a record 11.6% over May 2020. This is the largest single monthly drop in the 18 year series.... But at the same time, more Australians than ever refinanced their home loan in May. Also interestingly, 64% of all refinanced loans were switching lenders, an all-time high. According to @finder.au here were some of the top reasons to consider refinancing: 1. My interest rate is too high. With my lenders offering their best rates to NEW customers, there is no advantage for showing your loyalty to your lender over many years as you will drift onto bad rates. 2. I want an offset account. They are a useful feature and allow you to save and spend money like an ordinary transaction account, but every dollar that sits in the account offsets your loan principal. 3. I want access to some cash. A lot of people refinance a home loan so that they can borrow a bit more money. They can use the money for investments, to fund a home renovation or to buy a car. With rates being so low, refinancing to a cheaper rate and borrowing a little more can be quite cost-effective. 4. Im struggling with mortgage repayments. Its very hard to refinance if youre in financial distress as a new lender will examine your position. Recent events have placed many Australians in financial uncertainty and impacted their ability to maintain regular loan repayments. When does a late payment become a default? Loan repayments over $150 and sixty days past due can be noted on your credit report as a default. Having a default listed on your credit report can impact your ability to borrow in the future, so its important to avoid this outcome wherever possible. Talk to your lender. 06.01.2022 CASE STUDY || GUARANTOR LOAN I recently had a loan approved for a couple of my amazing clients with a guarantor loan, and it is a type of loan structure that I get lots of questions about. How does a Guarantor loan work?... A guarantor loan is where there is additional security provided by a family member from one of their own properties to contribute as a deposit so the applicants can avoid paying Lenders Mortgage Insurance. This is a great strategy for anyone who has a very small deposit, yet they have strong borrowing capacity to service the full loan. EG: $500,000 purchase price. Loan 1: $400,000 - secured against the new purchase. Loan 2: $100,000 - secured against the new purchase and the family members property. This is a question that comes up regularly and is an interesting one! When lenders assess your application for a home loan they look at worst-case scenario for any of these types of credit accounts you might have open. Lets say you have a $5,000 limit on your credit card and pay it off every month and have a great repayment history. For assessment, ...they assume it will be maxed out the full $5,000 and you have this as another liability to pay off. This applies to any of those other cards listed above and for those interest-free style cards you get from your homemaker style stores. With Afterpay, if you show consistent repayments of these on your transaction history, the lender will assume you will have these on-going. 02.01.2022 CASE STUDY || RURAL PURCHASE & NEW EMPLOYMENT I recently obtained unconditional approval on a loan for a new client on a property they were looking to buy about two hours east of Melbourne on three hectares in a rural setting. They were already pre-approved for finance with their current lender however when they had made an offer on this property, their lender declined their finance as the type of security was outside their policy. 01.01.2022 What an adventure today... 1 Went to @zoosvictoria Werribee Zoo after seeing they were open again only to realise when we arrived they had a 1,000 person limit per day and were already booked out. 2 Researched @sealifemelbourneaquarium , @melbournemuseum , @legolanddiscoverycentremelb , @scienceworks_melb to see where else we could go and all were still closed or fully booked out.... 3 Decided to just keep driving! Next stop after the full loop of Melbourne was Sorrento for lunch and then the @searoadferries Ferry back to Queenscliff and Geelong. Great adventure @kate_baker21 @ Geelong, Victoria
