Pre-COVID-19, many of us wouldn’t have thought twice before buying the tickets and packing our bags. Today, in the absence of that choice, we’re in the midst of a record renovation frenzy, with our spending up an estimated 10% on even last year’s mega $37.5 billion cash splash, according to the Ho...using Industry Association. This year is going to be another record renovation spend, It’s a lot to do with COVID and people seeking more living spaces and working from home and, because of the pandemic, not being able to move home as much. We also haven’t had as much household expenditure on travel and restaurants and entertainment, so we’re spending that money instead on home renovations. Then you add in the government’s HomeBuilder grant and low interest rates and you can see why even our spending in hardware stores has gone up by more than 25%. 11.01.2022 O N O R O F F There is a saying in real estate almost as old as real estate itself you can’t sell a secret. And yet selling properties off market where they are not publicly advertised online or on major portals is a relatively new ‘fad’ that is gaining some traction and favour. The objective of an off-market sale is not to show the property to the entire market, but rather to a handful of ‘very qualified’, targeted buyers that the agent is working with. This is in ...the hope that 1) we can introduce the right buyer and 2) this buyer is both willing to pay a premium and ready to transact. For sellers, off-market sales can work out cheaper as they don’t require an advertising budget and they can transact quickly, with a minimum of fuss. But this is very contingent on your agent knowing the exact and perfect buyer who will emotionally engage with the property, and who is ready to buy and pay a premium discounting every other possible buyer in the market. That’s a big dependency, and you need to weigh up the pros and cons. Think about it the general public is kept in the dark about your sale, with fewer potential buyers coming through your property for inspections. This can mean less, or no, competition is created. Yes, it might be less time consuming and less pillows to fluff for open homes, but at what cost? How much cash will you be leaving on the table? For some sellers, a quicker and more private sale may trump their desire for a higher sale price, but for majority of sellers, achieving the highest possible sale price is the ultimate goal. In our experience, off market sales can sell for less than on market, well promoted homes, precisely because of the interest and competition stimulated through online, print and social media. It’s a numbers game the more people that know about your property, the more people are inspecting the property, which leads to stronger interest. We recommend serious sellers should always advertise and promote their property in order to generate as much interest as possible, create competition and ultimately achieve the highest sale price possible.

07.01.2022 P L A N N E R I recently sat down with Alex Steffan, director of Steffan Town Planning to discuss the current landscape in Greater Brisbane, Here’s his two cents. We’ve definitely seen a huge increase in the number of developments going ahead and have been the busiest we’ve ever been consistently over the past 12 months. We’ve just actually had our biggest month ever and I’m hearing similar things from directors of other planning firms too.... Council themselves are also very busy which is leading to extended timeframes and irrational conditioning of approvals which is problematic. Council are certainly not making it easy for themselves either as they seem to be doubling down on raising irrelevant issues with proposed developments which wastes everyone’s time (theirs, ours, and the clients). I think we’ll see it slowly drop off over the next 6 months as the builders start running out of supplies but I can’t see the development industry completely slowing down back to pre-covid times anytime soon. Well, not until our prices start getting closer to the Melbourne/Sydney prices. That’s my opinion anyway.
