Two main things will make the difference here - make sure you take the time to fill out your application thoroughly, and make sure you've prepared your list of references. If there are one or two properties you really expect to like, pick up an application form ahead of time from the real estate agent's office so you can fill it out ahead of time. Often landlords will accept the first thorough application they see that they can't fault - so your preparation time will pay off. Make sure you've checked with the people you're putting down as references so you know they're willing to be your referee, and you've refreshed their memory about when you rented from them or worked for them.

Even if they don't have something, they can still help with a rental reference for you. Also let your friends/social networks know you are looking - someone may know of a place coming vacant soon. Don't neglect this step - because your goal is to find out about properties before they get shown in an open inspection and competition gets really fierce.

19.01.2022 Step 6 A few days before your chosen "house-hunting days", start creating a short list of the properties you want to inspect. Realestate.com.au lets you create a shortlist online. You need to balance how many properties you can realistically view in the time you have available, but also leave enough properties to give yourself a chance to find something you like. I culled a few from my list when I spoke to the agent and found out more about them ($500 a week for an outside toilet was a deal breaker for one property!) and a few dropped off the short list because they'd already been leased.

14.01.2022 First aid for burns Burns can be caused by heat, cold, electricity, chemicals, gases, friction and radiation (including sunlight). The aim of first aid for burns is to stop the burning process, cool the burn (for pain relief) and cover the burn. Immediate first aid steps Immediately cool the burn with running water for at least 20 minutes. Remove constrictive clothing and objects such as rings, watches or other jewellery not stuck to the skin.... Cover the burnt area with a wet, clean (lint or fluff-free) cloth, or a non-stick dressing or plastic cling wrap. If possible, elevate the burnt limb to minimise swelling. Keep the person covered where possible so they don't get cold. Call for help. Call triple zero (000) for an ambulance if: The person has breathing difficulties, a hoarse voice, facial burns or singeing to eyebrows or eye lashes. The burn was caused by electricity. The area of the burn covers an area larger than the hand of the affected person. It involves hands, face or genitalia. The pain is not controlled. The person is a child, elderly, pregnant or has other injuries or a chronic illness. 11.01.2022 Dealing With Winter Maintenance Issues 1. Clear clogged gutters. One of the most commonplace winter maintenance issues is clogged gutters. If left unaddressed, this can lead to severe leaking and water damage, as well as severe damage to the home’s exterior, landscaping, and foundation. 2. Inspect and repair fences. Ensure that footings are stable, and that fence panels, regardless of material, are in great condition. ... 3. Check for cracked/loose roof panels and tiles. Poorly-maintained roof panels and tiles could cause leaking and water damage, which can spread quickly to other areas of the property. 4. Prune loose or dead tree branches. Hanging or dead tree branches could injure tenants if they fall during strong winds. 5. Get rid of condensation and mould. Mould isn’t just unsightly as it could also pose a health risk to tenants if let unaddressed. Damp and mould tends to worsen during the winter months. This is due to condensation, often caused by heated roofs with poor or no ventilation and wet clothes drying on a clothes airer. See more

08.01.2022 Four weeks and 1 day until The Pencil Tree head off to Nepal and India for another busy and fulfilling visit to the Schools we sponsor through the fantstic support given by so many lovely people. BIG SHOUT OUT to the wonderful people who donated funds to enable The Pencil Tree to purchase a climbing frame for one of the schools we support. We are going to be very busy as soon as we arrive putting together the student packs we provide to the school children - so looking forward to doing this. If you ring the agent, you can ask to see the property ASAP and hopefully they'll tell you about the midweek opening or arrange a private viewing for you. 01.01.2022 12 Toasty Tips for Staying Warm in Cold Weather BY AMANDA GREEN 1. WHEN COLD WEATHER IS ON THE WAY, WARM YOURSELF FIRST. It's easier to change your body temperature than room temperature, not to mention more eco-friendly. Instead of turning up the heat, put on another layer of clothing. 2. WEAR A HAT MADE FOR COLD WEATHER. Your mom may have said that you lose 80 percent of your body heat through your head, but that's not actually true. If you're otherwise clothed, you'll los...e heat from any surface that's exposed in cold weather. So put on your hat, even if you're inside. 3. TURN ON THE CEILING FAN. Warm air rises to the ceiling. Run your fan on its lowest setting in a clockwise direction to push the warm air back down to where you can feel it. 4. SWITCH BETWEEN HOT AND COLD IN THE SHOWER. Hot showers immediately warm you up, but cold showers improve blood circulation between your skin and organs. 5. BLOCK DRAFTS WITH A POOL NOODLE. Keep heat in and cold out by cutting a pool noodle in half lengthwise, wrapping it in fabric, and sliding it under your door. It'll stay put all winter, and you can re-use it at the pool come summer. (But we recommend you spring for a new one.) 6. TWO WORDS: PROGRAMMABLE THERMOSTAT. Another two words: Obvious, right? Stay toasty on schedule, so you never go home to a living room that's colder than outside. You can even do it with your smartphone. 7. TRICK A LOCKED THERMOSTAT. Not everyone has access to adjust the thermostat in their apartment or office building. If that's the case, you may need to outsmart the device by making it "think" the room is colder than it actually is. Putting ice near it often does the trick. 8. DRESS YOUR WINDOWS UP IN WARMER CLOTHES. If you're not wearing a tank top or going sleeveless, your windows shouldn't, either. Replace thin curtains with heavier wool or fleece drapes in the winter. But be sure to open them on sunny days for free heat. 9. GO AHEAD, BAKE ALL DAY. Using your oven heats up the whole house. You'll feel even cozier if you invite friendsand all their body heatover to eat four dozen cookies. 10. START COMPOSTING. If you're already interested in composting, here's another reason to do it: The microbial breakdown of organic material produces heat. Some people use it to warm up showers and greenhouses, but even small-timers in studio apartments can feel a difference. 11. LAYER YOUR COVERS WITH THE THINNEST, DENSEST ONES ON TOP. It's intuitive, but fluffy blankets should be closer to your skin. Thin, dense blankets should be on top to prevent convective heat loss. Bonus tip: Don't put your bed directly against an exterior wall. You'll be warmer if you leave a little space. 12. STUFF YOUR COAT POCKETS WITH DIY HAND WARMERS. You could just buy hand warmers, but you'll radiate pride and self-sufficiency if you make them yourself. All it takes is two Ziploc bags, water, and calcium chloride ice melt pellets from the hardware store. See more

01.01.2022 Snake Season Tips Snakes, like many other animals, are looking for three things: shelter, food and water. There is nothing you can really do to prevent them from passing through, but there are things you can do to prevent them from sticking around.... To make your property less appealing cut grass short and keep the yard free of debris as snakes can use this for shelter. Trimming back shrubbery and filling in any gaps around rock walls is also a good thing to do. Concrete slabs, piles of rocks or wood, sheets of corrugated iron and unkempt garden beds are all considered good places for a snake to hide. People with chickens and bird aviaries are at a higher risk of coming across snakes as any food left out attracts rodents, which in turn attracts snakes. Lastly ensure you keep all flyscreens closed to prevent them from entering your home.

01.01.2022 Fire safety About half of all fires in the home start in the kitchen, and more than 40% of all deaths from fire happen during winter. Here are a few tips to keep you and your home fire-safe: Install smoke alarms throughout your home and test them monthly. Change the batteries every year, perhaps on a memorable date such as a birthday. Where possible, make sure you and your family know more than one safe way out of every room in your home.... Have a written escape plan in the event of a home fire and practise it regularly. Keep curtains, tablecloths and bedding away from portable heaters. Keep wet clothes at least 1m from heaters or fireplaces, and never place clothes or towels on your heater. Clean the lint filter every time you use a clothes dryer since lint that has built up can catch fire. Never use your gas oven or stove as a room heater. Use just 1 appliance per power point and switch them off when you’re not using them. Heaters consume a lot of power and may overload the supply which can cause a fire. Never leave burning candles or any open flame unattended. Store matches and lighters in a safe place, out of reach of young children. Always keep children away from open heat sources such as fireplaces and gas stoves, and remember that even clothing with a ‘low fire danger’ label can still catch fire. Make sure children know that if their clothes catch fire, they mustn't run away this only makes the fire burn hotter and faster. Instead, tell them to: o STOP immediately where they are. o DROP quickly to the ground and cover their face with their hands. o ROLL over and over to put out the flames. Every state and territory fire authority has resources to help children understand what to do in the case of a fire, such as easy-to-remember advice like "get down low and go, go, go!". See more
