23.01.2022 The coronavirus has turned pretty much everyone's life upside down. It is a deadly disaster of global proportions. We're all adjusting to this new way of living. Being apart from our family, friends, loved ones completely sucks - I agree! But it is all for good reason. And here, in Australia, we're doing remarkably well! We will beat this, if we all band together and do our bit to stay apart.... It may seem hard in times like these to see the positives, but there are plenty! Here's a video which may help put things in some perspective. I for one am grateful to call Australia home!

23.01.2022 Is the housing market slowing down as a result of the coronavirus (COVID-19)? According to CoreLogic the housing market has so far proven to be relatively resilient. Across Australia's capital cities this last weekend's preliminary auction clearance rate remained strong at 70%, with 2,220 homes going under the hammer.... Our open homes over the last couple of weekends have also seen strong buyer interest and homes continue to sell fast in the area. CoreLogic do warn though that with uncertainty rising and confidence slipping as the coronavirus outbreak becomes more widespread, there is some risk that housing activity will reduce.

20.01.2022 5 things no one wants to mention to you when your house is for sale. 1. Your house smells. Whether its from pets, kitty litter, cigarettes, body odour or dirty socks , bad smells in your house will put potential buyers off. 2. Your bathroom is dirty. Hairs, caked grime and body grease in the shower or sink are an instant deterrent. Its got to be spotless!... 3. Your pets have ruined the house. Things like frayed carpets, scratched doors or floors, or finding their calling card all over the backyard is a turn off for many buyers. 4. Your bedroom and dirty laundry are icky. Stepping into someone elses bedroom, at the best of time makes people feel uncomfortable. So, when selling, make sure your bedroom is clean, tidy and void of personal knick-knacks. And dirty laundry will just gross people out, so make it disappear. 5. Your house is a mess. Clutter stresses people out. Make sure you clean and declutter before putting your house up for sale. Discard of broken, unwanted and outdated furniture and personal affects. Present your home as a clean slate.

18.01.2022 As of today some of the coronavirus restrictions have been lifted. You can now get out and about with your family and go to the beach or have a picnic. Why not pick-up a takeaway coffee, breakfast, lunch or dinner at one of these amazing local cafes. Order your food direct with them, don't go through the large chain delivery services like UberEats or Deliveroo as they get slammed with fees on those orders, which is pushing them to the brink. You can find links to their w...ebsites in the comments with each image below So lets get out and about, enjoy the sunshine and support our local business operators.

16.01.2022 For weeks I have heard people saying I just can’t wait for things to be back to normal. I remember even saying that more than a few times myself. But as I’ve thought about our current situation I have realised how much I don’t want things to go back to the way they were. Here are a few of my reasons... 1. I hope that the next time a friend grabs me and pulls me in for a hug, I actually take the time to appreciate the gift of their presence and embrace. 2. I hope that when ...school resumes and you are dropping your kids off, you take the time to thank the staff for the amazing gift that they give to your family. 3. I hope that the next time I’m sitting in a crowded restaurant I take the time to look around at the smiling faces, loud voices and be more appreciative of the gift of community. 4. I hope that when I am at the grocery store that I take a moment to acknowledge the necessities of life and the amazing people who work so hard to keep us supplied. 5. I hope that I never again take for granted the ability to hop in the car and visit a friend, go to the beach, a restaurant or a movie, etc. So, truth is, I don’t want things to return to the way they once were. I hope and pray that we take the lessons and challenges of the past few weeks and create a new normal. My goal is to appreciate more, love harder, and truly appreciate the daily abundance of blessings that were so easily overlooked just a few weeks ago. If someone tells you they love you, take it to heart! Copy and paste if you feel the same!

16.01.2022 Have nothing in your home that you don't know to be useful or believe to be beautiful. With all this time on our hands at the moment, take the opportunity and go through your home and apply this principal: clear out what doesn't have a purpose or make you happy in some way.

16.01.2022 With Spring just around the corner it’s time to give your home and garden a shakeup and shake the Covid blues. Safety first. Test smoke alarms and CO detectors, and change out the batteries. It only takes a few minutes and can save your family's lives. It’s a good idea to do this on the same day each year so it becomes a routine, why not make it the 1st day of Spring. Prep your garden. Remove any dead plants and give your garden a thorough weeding and feeding. This is... also the best time to spray your lawn for those pesky bindis. Add some new plants and a layer of new mulch and you’re ready for Spring. Get entertain ready. The weather is warming up so that means that soon we’ll be ready to entertain. Give the bbq a good scrub and hose down the outdoor area and furniture. They don’t call it ‘Spring clean’ for nothing. Give your home a deep clean. Get into those areas that your regular clean doesn’t cover. Wash those windows inside and out, clean inside cupboards and underneath and on top of furniture, scrub those walls, skirting boards, power outlets & switches. Best time to book in for a pest spray. All the cleaning and decluttering will disturb pests such as cockroaches that may have been in hiding. If you haven’t done one for a while it’s a good idea to get it done now. Spring is one of the most popular times for selling and buying homes. As the weather starts to warm up and gardens are in bloom, more buyers are looking for their new home to move into by Christmas. September and October are some of the busiest months. So, if you are thinking of selling your home, then now is the time to do so. Give me a call to discuss your needs or to receive a free valuation of your home.

11.01.2022 The state of the bathroom can be a deal breaker or deal maker when it comes to selling homes . When potential buyers walk into a home and are confronted with a dated bathroom, in their mind they will slash the price of your property by as much as $50,000 . Now I don't recommend fitting an entire new bathroom when you're preparing for sale. However, there are some things you can do that can make a huge impact and don't cost nearly as much.... Resurface the bath tub, tiles and vanity Just look at this example from A1 Resurfacing. Simply by resurfacing the tiles, replacing the shower screen and a lick of paint they have completely revamped this old and dated bathroom. Replace fixtures and fittings Sometimes simply replacing the tap ware, towel rails and cupboard door handles is enough to modernise the space. Scrub, declutter and style When presenting your home for photos or an open home make sure you've scrubbed the bathroom from floor to ceiling - go crazy with the exit mould. Then declutter the surfaces (no one wants to see your toothbrush), add some big soft towels, a beautiful scented candle or diffuser and some greenery

11.01.2022 Talk about a (bath)room with a view If this were my bathroom...I'd never leave @timothykaye

11.01.2022 Settlement Day Congratulations to the seller and buyer of 39 Seventh Av, Palm Beach. It has been an absolute pleasure working with you!

11.01.2022 Like every industry, real estate is being impacted by the coronavirus. In March the median home value remained strong in our area, but this was based on fewer sales compared to last year. Median house price at the end of March: Elanora $722,500 Palm Beach $895,000 Currumbin $952,000 Currumbin Waters $731,500.... As the uncertainty among buyers and sellers increases, the number of listings and listing views are reducing and the sales and auction clearance rates are plummeting. As we watch the situation unfold, we can only speculate as to how this is going to impact the market and the values of our homes in the long term. For now, there are still buyers looking to buy, and vendors wanting to sell. So, we’ve adjusted the way we do business. Instead of open-homes we now do virtual tours, videos and only private inspections. And of course, I take all the necessary precautions to ensure the safety and well-being of my clients. If you want to sell, looking to buy or you are wondering what impact the COVID-19 is having on the value or saleability of your home I’d be happy to have a chat with you. Please get in touch, send me a message or give me a call 0433 971 774.

09.01.2022 When it comes to beaches we're spoiled on the Gold Coast. We're lucky to have 21 beautiful beaches on our doorstep, spanning 53km from Rainbow Bay in the South to Stradbroke Island in the North - Giving us plenty of space to stay socially distanced while still enjoying the great outdoors. Going for a paddle , swim or walk along the beach has been a saviour for my family in these times. We ride our bikes and go for a swim at Tallebudgera as often as we can.... Which beach did you hit? 09.01.2022 HELP FOR HOMEOWNERS These are uncertain times. I feel it too. The situation seems to change daily, even hourly, so it's hard to get a grip on what the near (or far) future holds for us. There is some good news as the big 4 banks provide assistance for home owners . All four of the big banks announced that they're offering their clients deferral of mortgage payments, some for up to 6 months. ... For example, pausing repayments would give a home owner with a $400,000 mortgage access to an additional $11,006 over a six month period, or $1,834 per month. In case you're not with one of the big 4 banks, it pays to check with your bank or mortgage provider, as they may well offer similar assistance. Be mindful though that pausing mortgage repayments now, means your repayments will increase down the track. For more information visit https://bit.ly/bankshelphomeowners

09.01.2022 You may have noticed these purple bins pop up around the Gold Coast. This is an initiative by Hearts Of Purple, a not-for-profit charity, raising awareness and funds to support victims of domestic violence. How it works: 1. Order your bin on their website www.heartsofpurple.org/purple-bins 2. Fill up your purple bin with recycling bottles, cartons and cans... 3. When the bin is full, call them and they will come and empty it See more

08.01.2022 I love Saturdays! Why? Because this is the day that I have my open homes and get to meet with all of you buyers out there and do business. However, at the moment Saturdays are bitter sweet. Understandably, everyone is nervous, buyers and vendors alike. At every open home I take all the necessary precautions and I ask anyone visiting to be considered and use common-hygiene sense. Some of the precautions include; regular hand washing, no shaking of hands and I provide hand-sa...nitiser at my open for inspections. I also offer the option for private inspections and am happy to facilitate virtual inspections if you're not able to attend in person. So, if there's a property you're interested in, but you are worried about visiting an open home, then please don't hesitate to contact me for a private or virtual tour.

07.01.2022 2020 has been one heck of a rollercoaster of a year (and that's an understatement)!! I changed jobs in the middle of Covid and am grateful for finding a fantastic bunch of colleagues in the Stone team. It's been an epic first year for the Stone franchise on the Gold Coast and I'm super proud to have been part of the journey. A huge and special thanks to all our clients and supporters. We couldn’t do any of what we do without you! ... Wishing everyone a fabulous Christmas and a kick-ass 2021. We're ready to rock the New Year! Bring it on

06.01.2022 For when you find yourself in quarantine , here are some tips on how to keep yourself occupied around the house: Have a big clean out session . You know that out of control cupboard or drawer that over the years has become a dumping ground for just about everything. Well now that you have 14-days on your hands, you may as well tackle it. Pull it all out. Throw out what you don't need. Re-organise the rest. Odd maintenance and small repairs . Don't we all have a long list... of little jobs around the house that just don't get done. Well here's your chance. Hang those pictures and paintings. Fix that leaky tap and that kitchen cupboard that just won't close. Attack the weeds in your garden . No one likes to weed - right? Well when you've been sitting around doing nothing for days, then perhaps even this activity will become appealing. Plus fresh air is good for you, so get out and attack those weeds.

06.01.2022 This property in Elanora didn't even make it to market!! Sold off market to one of the buyers on my database. I've got plenty more local and interstate buyers ready to purchase. Give me a call if you'd like to try an off-market sale for your home.

05.01.2022 Loooooong weeeeekend coming up Which beach will you hit this weekend?

05.01.2022 And just like that...it's Summer!! Time to get your home & garden ready for another hot Aussie Summer: Check your air conditioner ... With a hot summer on the way you better make sure your air-conditioning is in tip top shape. Check the outside fan and clear any leaves and debris. For the indoor unit, take the cover of, give it a wipe down and replace the filter. It is a good idea to get your aircon unit serviced every so often and to get it professionally cleaned it will make the world of difference. The last thing to do is to find the remote, and you're good to go. Get your pool ready Give your pool some extra TLC to get it into good health, ready for the hot weather and extra use. Give the pool and surrounding area a good clean. Take a sample of the water to your local pool shop where they will recommend the correct combination of chemicals. Also, don’t forget to adjust the pool pump settings, as a general guide, in summer your pump should run for approx. 8 hours. This is also a good time to invest in a pool cover, it will save you litres of water and money . Clean the fans Nothing worse than turning on your ceiling fan and being sprayed with dust, so take a moment and give them a good dust-off. Also check to make sure your ceiling fans are switched to turn anti-clockwise, so that they’re pushing cool air down and creating better air circulation. Switch things up in the bedroom Pack away the winter/spring quilts and bedding and switch to lighter bed-linen. Use cotton, silk, bamboo or linen as these fabrics will make your bed feel cooler. Freshen up your outdoor furniture Give your outdoor furniture a good hose down and wash the cushion covers. It’s a good idea to paint, oil or stain your timber furniture every year. Freshen up your outdoor spaces by adding some new pots and plants or some new furniture and cushions.

04.01.2022 Sneak Peek Check out this beautiful family home located in sought after Lakewoods in Elanora, coming onto the market very soon! With 4 bedrooms, 2 bathrooms, huge open plan kitchen living plus second formal living with study and a large covered entertaining area and in-ground pool this is an absolute cracker!... You can find more information, photos and floorplan here: https://bit.ly/2-hydrilla

04.01.2022 Top 5 tips to get your home ready for sale: 1. Give your home a deep clean. First impressions are everything. It also says to a potential buyer that you have cared for your home. 2. Declutter! Remove knick-knacks and trinkets. A clutter-free home means the buyer can focus on the home rather than being distracted by your personal things.... 3. Empty out closets, the garage and shed. If these areas are overflowing then potential buyers may take that as a sign that theres not enough storage space. 4. Paint, paint, paint. Stick to neutral colours like whites and light greys. Adding a fresh coat of paint will make your home more appealing and welcoming. 5. A potential buyer makes up their mind about your home in the first 8 seconds. That means that a great deal of their opinion is formed even before they enter your front door. So make sure you give your front garden a tidy up and mow that lawn.

03.01.2022 When selling a home , getting the price right is incredibly important. Price it too high and you scare off potential buyers and lose the momentum of the selling campaign. Price it too low and you may be leaving money on the table.... Here are a few tips on how to get it right: Talk to a real estate agent. As part of my job I do a comparative market analysis. I find homes similar to yours in your area that sold in recent months and create a price comparison report for you. Take away the emotion. It is important to try to remain objective. Your memories to the house are personal and are irrelevant in the eyes of a buyer. The process of selling is purely transactional, ultimately, its a numbers game. Give it your best shot. With everything being digital these days, make sure that you invest in the digital marketing of your home. It is my job to help you with this. I ensure we get good images and video, promote your listing on the leading real-estate sites, on our own website, on social media and through my lists of active buyers. Remember, ultimately, its the market place that will dictate the price. More buyers = more competition = higher price.

02.01.2022 Celebrating #internationaldogday Meet Koda, my trusty sidekick We adopted Koda just over 2 years ago from PetRescue. She had been abandoned at a pound and was in a terrible condition with signs of abuse. She was taken in by a foster family who nurtured her back to health, before we adopted her.... She's an incredible little dog, she loves her walks, tug-of-war play and has so much patience with our kids. Our family wouldn't be complete without her

02.01.2022 And just like that it's autumn! In Queensland autumn provides welcome relief, after a long hot summer, with cooler temperatures and lowering humidity on the way. The days will begin to shorten and we get ready to settle into our beautiful mild winter months. Here are a couple of tips to get your home and garden ready for the change in weather. 1 Clean the Gutters & Drains... Clogged gutters not only cause pipes to overflow and damage your home’s exterior but can also cause water to seep inside. Protect your property by cleaning the gutters regularly, particularly now that trees are shedding their leaves. Make your life easier by installing gutter guards. 2 Mulch & Tidy the Garden Mulching your garden will help retain water and also keep the soil warmer in winter protecting the roots of the plants. Rake up fallen leaves, especially from your lawn as this can suffocate and kill the grass. Dead branches and trees are a hazard, now is a good time to cut them back. 3 Feed the Garden Give your lawn and potted plants a bit of TLC. Help them survive the cooler months by giving them a dose of feed and fertilizer. 4 Seal Gaps A lot of a home’s heat is lost through cracks and gaps around windows and doors. Use gap filler for cracks in walls or weather stripping to seal around doors and windows. 5 Check your Heating & Sweep the Chimney Although in Queensland we can count the number of cold days on one hand, it’s still a good idea to be prepared for when the temperatures do dip and you want to heat your home. Test that your heaters are working. Get the air conditioner professionally cleaned and replace the filter (best to do this once a year, no matter if you’re heating or cooling). If you have a fireplace it’s also a good idea to get your chimney cleaned once a year to avoid fire and excess smoke. If your chimney smells dirty or stale its probably time to organise a sweep.
