24.01.2022 We are thinking about the residential property market in two phases for the remainder of 2020. The first phase is the hibernation phase. This is where we are today. Enforced social distancing and lock-down measures are the rule and the property market remains effectively closed. Transactions are limited and reports on property prices are based on sparse and unrepresentative data. Most people would be well-advised to ignore commentary on property prices through this period. As... the year progresses and continued progress is made in containing the coronavirus, social distancing measures will be eased and the economy will enter the rebound phase. 10.01.2022 The Australian Housing Downturn The direction of house prices is driven by various factors with the number one being the availability of credit, as very few people buy homes without a mortgage. Over the past few decades there has been no shortage of credit and the willingness of households to take on credit which has led to a property price boom in Australia.... The growth in debt has been sustained as the service cost has remained low due to interest rates gradually moving lower leaving enough margin for household spending. Amid a declining property market and slowing economy, the RBA has changed its interest rate outlook with the market widely expecting interest rate cuts this year. The big question is how much of this RBA interest rate cut will be passed on by the banks as they source some of the funding in offshore markets where rates are not being cut. High debt levels will remain a drag on the Australian economy over the next few years as wage growth remains weak despite unemployment levels edging lower.

03.01.2022 The property market in Perth showed a .4% increase in overall property prices in November. While the increase was in the higher end of the market the predicted increases in jobs and population through 20/21 should see price improvements in the lower end as well.
