20.01.2022 Number of Jobseekers on Central Coast decreased in September 2020 in all suburbs. The overall number of Jobseeker payments is still highest along the Peninsula Gosford/Woy Woy, Umina) and North Central Coast (Charmhaven, The Entrance, Bateau Bay). The highest proportion of jobseeker/youth allowance recipients as a % of population is in The Entrance (10.1%) and Wyong (10.0%). Also, while the number of Jobseekers on Central Coast decreased overall by around 900 in September 202...0, and also decreased in every suburb. However several suburb areas saw only a small decrease - including Kariong and Wyong. Interestingly, while the majority of jobseeker recipients appear to be in areas including The Entrance, Wyong, Charmhaven, San Remo, Woy Woy, when looking at the % increase in jobseeker recipients per suburb over the COVID period (Mar-Sept), the areas worst affected include Terrigal, Avoca, MacMasters Beach. Overall, the number of jobseekers in September fell by around 900, and the total number of jobseekers (including the existing 10,000 on Newstart + 1,400 on Youth Allowance pre-COVID-19) per job vacancy has dropped to 17. 20.01.2022 Commuter Trends: Opal card data for Central Coast line shows usage is still over 65% down year over year in September. Daily average traffic volumes (light vehicles) on the M1 at Calga for are down around 1,000 vehicles per day for the Southbound AM peak, for 2020 YTD compared to 2019. Similarly for the Northbound PM peak. Interestingly, heavy vehicle traffic volumes are up significantly, across all time periods. (It's important to note that these are daily averages YTD, so include the Jan-Feb pre-COVID-19 period). Gosford CBD Car Park usage is still running at around 75% down over last year, suggesting that train commuters still have not returned (either driving instead of using public transport, or working remote/from home).
18.01.2022 Payroll jobs data shows a significant dip early October, possibly driven by the decrease in the jobkeeper rate. However payroll jobs appear to be picking back up, particularly in the Lake Macquarie East region. The Payroll Jobs index for the week of 31st October shows Newcastle to be recovering more slowly than many areas in NSW, including Lake Macquarie.
12.01.2022 Short term accommodation (Airbnb) occupancy rates increased across the Central Coast in September, having dropped in August. This could be due to the impact of the school holidays. The Hardys Bay/Killcare/Pearl Beach area now has an estimated 20% of all dwellings listed as Airbnbs.
03.01.2022 Residential vacancy rates continued to drop across the Central Coast in September. And weekly rents continue to rise in most postal areas. In light of the chronic housing shortage caused by Sydney residents moving to the Central Coast (driven by COVID and remote working), it's important to note that even prior to COVID, Central Coast LGA had the highest number of homeless/at risk of any LGA in NSW, and one of the lowest rates of building approvals. Even based on the low pre-C...OVID population growth rate, there was *no way* Central Coast was going to build enough houses or create enough jobs to meet the targets in the 2040 Strategic Plan. Yet 25% of businesses on the Central Coast are in construction (tradies etc) so it would seem a valid hypothesis that if Central Coast Council could expedite economic development initiatives such as housing development, it would create local jobs, increase housing supply thereby reducing prices (improve affordability and reduce rent/mortgage stress), reduce homelessness, reduce the need for employees to commute out of area for work (reducing commute times, travel costs, pollution, family stress), and allow the local economy (retail, tourism) to grow as a result. 02.01.2022 Central Coast jobs vacancies increased to 1365 in September 2020, an increase of 13% Month over Month and 14% Year over Year. From an occupation perspective, many are up year over year. However, notable exceptions are professionals, managers, and ICT professions, which are all down. Significantly, Central Coast Council recently cancelled the contracts of a number of consultants, many of whom were in these occupations.
