17.01.2022 The Gap - half yearly results... The current climate is certainly messing with our market, depending on who you choose to listen to will determine how you feel about it! Some will say it's all 'doom and gloom', others say it's a 'hot market'! What I do know is, we have a demand for property, good sales are being had and we're moving forward with that optimism! The strong level of buyers we are meeting at open homes really tells its own story in respect to that demand ...across all levels of homes and buyers. The other 'tell tail' is in the total dollars sold for the half, $116m in 2019 v's $75m in 2020!! The volume of sales isn't there but the average sale price per home is stronger given the shortage of properties on the market!! 15.01.2022 Spring Prep - Week 1 Let's kick it off with a traditional Spring Clean... Progressively work around the house from room to room, leaving the most frequently used rooms until last and start that all important clean! ... Glass doors and windows - clean inside and out, starting inside and make sure the sills are also cleaned as you go. Cobwebs can be a real distraction to buyers, make sure theyre wiped away as they appear - TIP- Even mix of white vinegar and water in a spray bottle, once the cobwebs are wiped away a spray every couple of weeks will keep the spiders away. In carpeted areas a professional carpet clean then a regular vacuum to maintain. If you can, get the curtains done at the same time, wipe done the blinds. Particular attention should be shown to kitchens and bathrooms ensuring the inside of the cabinets & draws are cleaned. In the bathrooms and showers, dirty or discoloured grout can be a real stand out for buyers, ensure these areas are paid the attention they deserve - TIP - Mix two tablespoons of baking soda with water to form a thick paste, and scrub into the grout with a bristled brush

06.01.2022 2019 vs 2020 property sales in The Gap - 1st Half to 30th June 2020... * Land sales have halved in 2020, easy to explain, we're just running out of it!! * Units (incorporating units & townhouses) sales have increased on the same time 2019. No big surprise with the new developments that have been built over the last couple of years. It would certainly help to explain the reduction is sales of the $400-$699,000 market.... * The two higher priced buyer segments are relative to each other in respect to the closer price groupings and those individual buyer habits. 2020 may be down in the total number of sales versus 2019, although the limited number of properties for sale has driven a higher average price per sale through competition! Not a bad place to be as a seller..

05.01.2022 Spring Prep - Week 2 Let's talk curb appeal... First Impressions! In our market, when it comes to appeal, it's all about the first impression and what the buyer is greeted with. In most cases it's about the front of... the home or the curb appeal the home is showing off. I always think when it comes to a well presented home, buyers will leave thinking they want what you have and thats a direct reflection of your hard work and can leave you very house proud! Tidy up the front and back gardens, clear away any clutter, old mulching and cut back dead plants or tree limbs to help shape bushes and trees. TIP New garden mulch as one of the last things to do, looks and smells fresh! Maintain the lawns and edges with regular mows, keeping the lawn fertiliser up to it in between mows not directly before or after! Pressure wash the drive way and paths, it helps to brush them down with a large heavy bristle boom during the process, certainly helps to loosen dirt and grime! Have your roof and gutters cleaned by professionals. Paint fences, exterior walls, and the letter box if you think it needs it. If you can, make an impact by introducing statement pots and plants to your entrance. This will always help with the welcoming at an entrance. TIP - in feng shui, one of the first places to look at in your home is the front door. You want to have a strong front door so that you can welcome positive energy. When qi can flow easily into your home, this energy brings along with it abundance and ease.
