20.01.2022 $25,000 HomeBuilder scheme - what we know & don’t know. As many of you are aware, the Federal Government announced they are handing out a $25,000 HomeBuilder grant to new builds and renovations You would be eligible for the grant if you are... 18 years or older Earning less than $125,000 per annum for singles or $200,000 for couples Building a NEW home worth less than $750,000 Undergoing extensive renovations to the value of 150,000 - 750,000 but not exceeding the value of $1.5million You can NOT use the $25,000 if you are an owner builder, meaning if you are doing the build or renovations yourself, you are not eligible. You must be entering into a contract with a builder. Also being excluded are swimming pools, tennis courts, sheds, garages and outdoor saunas or spas. You MUST commence building within 3 months of a signed construction contract & the contract must be entered into between the 4th June 2020 and the 31st of December 2020. You may also use this scheme to compliment the first home buyers grant, stamp duty concession as well as the Commonwealth’s First Home Loan Deposit Scheme and First Home Super Saver Scheme. But here’s where it gets tricky.... The FEDERAL government have announced the grant however, the STATE governments are yet to announce the finalisation of the process & how the funds will be distributed. One of the critical details that is unknown is if the funds will be available upfront or at the end of the construction, which means you may need to put forward more of the deposit at the beginning. As the state government has not yet finalised this, the banks are unable to comment on what their stand on the grant is While the government announces the goods, ultimately the banks maintain control of the funds. 19.01.2022 Wednesday is here and we have a new scenario for you! Meet Kate & James Kate & James enquired about purchasing their own home for them and their pet dog Bruno. Both are working on a casual basis, with regular hours. Kate has only been in her position for 3 months, however worked in the same industry for 3 years. She works a minimum of 25 hours per week. Gross weekly income based on these hours is $625 James also works on a casual basis & has been with the same employer fo...r 3 years. James has consistently worked a minimum of 30 hours per week. His minimum gross weekly earnings are $840 Giving them a combined minimum weekly income of $1465 Kates car loan repayment is $75 per week and she has a current afterpay account, with $500 owing James has no existing debts, however does carry a paid default on his credit history, oops. Based on the information provided above, Kate & James could still qualify to borrow $400,000 to purchase their first home for Bruno however, If they wait until Kates car loan is paid in full, their borrowing capacity could increase drastically to $460,000. What a difference one small $75 weekly payment has on their borrowing capacity.. **These estimates are based on the information provided above, and subject to change, lending criteria will apply.

07.01.2022 Builders Low or No Deposit Loans I had a typical enquiry this week asking about how to get into their first home with minimal or low deposit. Builders often advertise that you can buy your first home with no or minimal deposit. How is this possible? What’s the catch?... The Queensland Government currently has a First Home Buyer incentive of $15,000 to purchase or build a new home. This grant can be used as part or all of the deposit, resulting in a low or no deposit home loan. If you were to buy a new home to the value of $450,000, you would only need a deposit of approx $25,000. This deposit can include the grant of $15000, therefore only needing additional contribution of $10,000. This is genuine savings of just over 2%..
