24.01.2022 Our house sold in one weekend for a phenomenal price in one of the toughest real estate markets thanks to Tony at Simply Gold Coast Property Advisors! He then secured our dream home saving us tens of thousands of dollars! I’m embarrassed to say I did not fully appreciate the value of a buyers agent until recently. I felt it may have been a luxury we couldn’t afford. Turns out, we couldn’t afford not to have one! 22.01.2022 When you wade out into the shallows to test the waters and meet the selling agents friendly PA - aka the smiling assassin - with a self-proclaimed title of 'Buyers Agent' who kindly offers to help you find a property at no cost to you - it seems almost too good to be true. We're currently seeing a trend of out-of-town buyers getting caught up with the selling agencies' assistants fronting as "buyers agents" offering to do the running around for buyers unab...le to do their own groundwork and research and ultimately getting stitched up. Not only are these buyers ending up paying more than a property is worth but they're getting talked into buying a completely unsuitable property for their circumstances altogether. A truly independent buyers agent will always charge you a fee for service, which means a selling agents PA that calls themselves a buyers agent probably isn’t working in your best interest, nor is a selling agent doubling as a buyers agent and conjuncting with another selling agent. All so you don’t have to pay a fee. In times of uncertainty, remember you get what you pay for so the cheapest option might be the one that ends up costing you the most in years to come. We cringe every time we hear these stories of buyers getting burnt + unknowingly taken advantage of. If you are going to get advice and assistance when purchasing a property (which we recommend you do ESPECIALLY if you are from interstate), make sure the source is appropriately qualified, experienced, and totally biased for you. 19.01.2022 In cased you missed it - clarity around reforms for landlords + tenants in these current times. Parliament still to sit on Wednesday but overall a fairer result. The highlights as we understand them include: - Rent deferrals, not rent waivers.... - Landlords will not be forced to reduce the rent - Tenants will have to supply supporting documentation if they are seeking a reduction in rent, it's not a given and tenants need to prove that their income has dropped by more than 25% or so much that they're paying more than 30% of their income on rent and thus can't afford the other necessities of life - Routine inspections will be able to take place virtually - Sale inspections CAN still take place under social distancing guidelines - Tenants CAN NOT just walk away from their leases with 1 weeks notice which was proposed. Under the new guidelines for tenants to break their lease they must demonstrate severe hardship including a drop in income of more than 75% AND have less than $5,000 in savings. - Eviction moratorium applies to fixed term leases being automatically extended until 30 September BUT this can be negotiated between owners + tenants should the tenant wish to vacate within the extended period. 13.01.2022 Can you picture yourself spending quiet afternoons here relaxing in the sun? This is Tallebudgera creek. And it's one of the best swimming spots frequented throughout the year by local families and tourists alike. This place gets super busy on the weekend (so finding a park is tough - thank you for the many parking fines GCCC ha ha) ... Personally we prefer to skip the crowds - but then we're locals so we have that luxury - and we'll spend time here during the week instead (we're in real estate right, so we're normally working on the weekends anyways). Tallebudgera and Currumbin Creek would have to be the 2 key calm water swimming spots on the coast that you don't need a boat to get to and the water is this glorious and turquoise (you won't quite get this on the Broadwater). We've bought plenty of properties for clients where this has been on the wish list - '5 minute walk to Talley Creek', '10 minute bike ride to Tallebudgera', 'within a 5km radius to Tallebudgera and Burleigh'. 11.01.2022 **You don’t have to be an arsehole to be an authority** There’s a conflict between authority and earnestness. You want to be viewed as an expertbut you also want to be down-to-earth.... You want people to respect youbut you also want to be relatable. You want to command what you're worthbut you also want to be accessible. Most people flip flop back and forth between these two extremes. They’re either all businessbut missing any real connectionor they’re all earnestnessbut missing the respect. But this isn’t a zero sum game. You don’t need to give up either to have the other. You can become an earnest authority, as I like to call it, by taking a hard linebut by doing it in the most generous and loving way possible. It’s less about what you do, and more about *the way you do it.* Learning how to communicate with elegance is, once again, the top secret star of the show. 01.01.2022 if you're going to bed tonight wondering what's going to happen to your property - the one you rent or the one you're renting - there has been a little more light shed in recent days by the queensland minister for housing on rental reforms + the newly formed guidelines to protect landlords and tenants during the coronavirus pandemic many leaders in our industry including the REIQ, our peak real estate body in queensland have spent the last week successfully lobbying... for everyone to be recognised equally when it comes to the new reforms which will be legislated in parliament this coming wednesday 22nd april as investors ourselves there are still some grey areas that we'd like more answers around both on the residential and commercial fronts but we're hopeful all will be made clear this coming wednesday stay tuned... # we are all in this together

And maybe (well, most definitely) that has shifted slightly with everything th...at is happening in the world at the moment. For us, there’s a lot that hasn’t changed. In fact, the past 6 months have just deepened our values and helped us LIVE them more. I’m talking about living a life that’s - Simple. Where we value quality over quantity; fresh air and freedom over clutter and chaos. - Balanced. Where fairness and family life is valued; where equality reigns supreme. - Genuine. We’d love to live in a world where people were honest (wouldn’t we all? Being flakey is just so yawn-worthy) - Exciting. Where life is for living and endless adventures are enjoyed - On purpose.
