25.01.2022 Non compliant brick over hang

24.01.2022 Anyone else use plaster screws to fix your box gutters & roofing? Our inspectors look in the most unlikely, hard to get to places. Here the plumber used a typical screw that is used commonly by plasterers and should only be used indoors as it is a Class 2 screw. Class 3 is the minimum. Can anyone spot other defects here?

22.01.2022 A drainage flange must be installed with the waterproofing membrane terminated into the drainage flange to provide a waterproof connection as per current AS 3740-2010/Amdt 1-2012. The drain flange must sit flush with the floor surface and never proud of the substrate. The Wet-seal system requires the membrane to terminate into the flange only.

20.01.2022 Using some of special cameras we are able to detect thermal deficiencies throughout your home, for example this section of ceiling has missing Insulation in the ceiling.

20.01.2022 Gutters and downpipes in poor condition can cause water to seep under the home creating conditions conducive to termites and fungal decay, extreme cases can caused the foundation walls and support piers to be undermined by the flowing water.

20.01.2022 Nail popping in sheeting is defective if it exists at handover or occurs within the first 24 months of completion and can be seen from a normal viewing position.

17.01.2022 Incorrect finish for this expansion joint.

17.01.2022 Good news!! Invisible early water leak detected, bad news for the owner! Lucky our chief inspector found the source of the leak.

16.01.2022 An inspection of a downpipe of a property found the downpipe serve to be non compliant (serving 15 meters ) in relation to the gutter length. The NCC 2019 Clause 3.5.3.5 Downpipes size and installation states Downpipes must not serve more than 12 m of gutter length for each downpipe

16.01.2022 A previous inspector suggested to the owner that the water damage was caused by rising damp. Able to use police enforcement grade tools we see a different picture of what exactly happened here

14.01.2022 Happy Monday! Rise & Grind People, Stay Safe Doors must be installed & operate as intended by the manufacturer's instructions. MISSING GUIDE must be installed to face of stop.

12.01.2022 Found the source of the leak sir.

10.01.2022 Max gutter water retention can be 10 mm max.

09.01.2022 All other flashings and cappings to be fastened to the metal roof cover at intervals not exceeding 500 mm with self-drilling roof screws into the roof supports or rivets into the roof cover.

07.01.2022 The initial indication of a problem is usually persistent dampness of the exposed face of the concrete slab/footing, often resulting in associated efflorescence (a build up of a white coloured powdery substance) below the damp-proof course (DPC). The paving/landscaping should direct surface water away from the building. Surface water drainage is defective if it is not in accordance with the requirements of the Building Code of Australia.

05.01.2022 Our inspectors are now using law enforcement grade UV lights to detect leak stains that have occurred in the past.

05.01.2022 Condensation drainage for split systems air-conditioners must have the surface graded away from the building so that ponding does not occur, and the discharge does not present a safety risk to pedestrians (e.g. across a footpath), nor cause damage to buildings by changing moisture conditions. .

04.01.2022 Tiled floors are defective if intermediate movement joints are not inserted at evenly spaced positions.

02.01.2022 This much separation of the gang-nails is extremely dangerous as the roof trusses are totally reliant upon them to hold the roof together. The roof tiles would require removing to physically access the truss joints to allow for re-securing of the gang-nails. Fortunately for the buyer this serious and potentially dangerous problem was identified by one of our inspectors! Economical methods of effective rectification were recommended.

01.01.2022 Flexible or waterproof sealants to junctions are defective if they are not installed when required by the Building Code of Australia and AS 3958.1, or in accordance with the manufacturers installation requirements.

01.01.2022 Non complaint polystyrene cladding installation. Make sure you get your cladding inspected All of our inspections are carried out by VBA registered builders
