24.01.2022 BUILDING PERMITS One of the most common questions I get asked is; "Do I need a building permit?" As a rule of thumb, structural work will require a building permit. ... Home extensions and structural renovations require a permit. Structures such as decking, roofed pergolas, verandahs, brick/timber fences above a certain height and internal structural work also require a permit. For a list of building permit exemptions, see Building Regulations 2018 Schedule 3 and for in-depth details regarding the exemptions, refer to the Victorian Building Authority. Penalties for building without a required permit include fines, possible jail time and the demolition and removal of your illegal construction. Additionally, most if not all, insurance companies can cancel your policy or refuse to payout on a Home Insurance claim.

23.01.2022 What a week! After being away from this project for so long, it took a little bit for me to get going. Whilst Ive been away, my Foreman Dave continued to plaster and work with our amazing trades people. This week we have managed to get the project to 80% completion so as the family can at least move home, 3 and a half months wasnt what was expected. We have managed to get most of the kitchen, bathroom, ensuite, powder room and laundry completed as well as paint most of the ...house. Electrical works have mostly been fitted off, all the plumbing has been completed (the shower is amazing) and the stone has been installed in all rooms. 23.01.2022 Kitchen Face-lift - Kensington Our client had never been involved in a renovation of any kind and had heard repeated horror stories from friends and family. Unfortunately, a common issue we encounter when meeting clients. However, this was relatively straightforward with the most difficult part removing the island hob and re-routing electrical and plumbing. In the end, the only issue we had, was a faulty rangehood which was promptly replaced by the manufacturer. ... 22.01.2022 Renovation at Somers, Victoria. A lot of work on this one to create a holiday home that modernized and created space, whilst still keeping some of the quirks of the early 1980s character. Removing the kitchen / laundry dividing wall and incorporating a cavity slider and fridge niche opened up the kitchen completely. The laundry was resigned to better utilize the space and assist with the kitchen layout.... All bathrooms were completely rebuilt, especially due to the asbestos in the walls. This allowed for the old plumbing to be rectified, new fixtures and lighting to be installed. Additional features include: upgraded electrical wiring throughout the home including a new switchboard with safety switches, modern lighting, smart TV incorporated into the fireplace, induction cooktop, led kitchen bench lighting, water efficient fixtures in kitchen and bathrooms, new carpet in bedrooms, new floating timber flooring in living areas and freshly painted throughout. #smart_building_projects

20.01.2022 Recent room renovation in Craigieburn. The biggest issue with open plan living is that after a while, you can find better things to do with the space. This is where Smart Building Projects can help you create your vision. Our client in Craigieburn asked us to assist in creating a guest bedroom and an open TV room using a space that was originally intended to be a formal dining and lounge room.... Working in with the clients electrician, we built the timber frames to Australian Standards AS1684, used acoustic 10mm plasterboard with wall insulation to minimise noise transfer, installed the bedroom door & recycled wardrobe doors into a bi-fold configuration. Our client is now painting the rooms themselves. 19.01.2022 Budget Bathroom Makeover - Craigieburn. Renovation on a tight budget yielded excellent results and one extremely happy client. Partial demolition and a rebuild of the rotten floors. Created a walk in shower, wall shower niche, high quality bathroom fittings and 2pak wall hung vanity with 4 soft close doors and a stone benchtop.... Additional mirrors were hung to achieve a compromise for adding a double vanity that had limited mirror space. We also added a new towel rail, ceiling fan and additional power points, including placing the light and fan switch in a more suitable location (not inside the old shaving cabinet). Toilet was replaced with a new enclosed bowl and stylish cistern. Energy efficient Led lighting was added to both the toilet and bathroom to increase light and use less energy. #smart_building_projects

19.01.2022 Kitchen Renovation - Craigieburn Occasionally as a builder, you get one job that causes more headaches than a packet of Panadol can cure. This was that job. Our client, who is a patient and repeat client, endured our longest kitchen renovation ever! Through no fault of hers, both her partner and herself, had to endure not having a kitchen over the Christmas period.... Most of the work had been completed, when our preferred stonemason (no longer), canceled the job at the last minute before Christmas, leaving a situation that could not be recovered. Additionally the special acrylic doors (which were a deleted colour), drawer fronts and exposed panels did not arrive from the manufacturer until the Friday before Christmas. When things go wrong, they generally go wrong spectacularly! We had an issue with a dodgy batch of soft close mechanisms on the drawers, the replacement stonemason didnt have a drillbit to cut the tap holes and we added some modifications at the last minute because why not.?! The end result was a beautiful kitchen that was solely designed by our talented client. The deletion of the high bar back on the island is a common request and with the removal of the built in pantry, gave us additional space to play with and relocate appliances. I especially love the 60 mm stone which gives an opulent high end look. Additionally with the push to open mechanisms, keeps the kitchen appearance looking sleek and modern. The reason for including and telling you about the delay issues, is to be open and honest with you, our clients. Regardless of what is shown on reality TV renovation programs, building issues frequently arise which cause delays, frustrations and heartache. What the takeaway point here is, always be aware of possible delays, try and be patient and understanding and acknowledge things rarely go as smoothly as television programs suggest. A good builder / trades person will always communicate thoroughly and advise you along your journey accordingly. 19.01.2022 At Smart Building Projects, we believe in what we do and the results we achieve so passionately, that my team is renovating the internals of my family home over this holiday period. This consists of new solid timber flooring, new bathroom, new ensuite, new laundry, new kitchen, new lighting scheme, a changeover from a hot water unit to continuous, painting and layout changes, not to mention plastering, tiling, replacing all the skirting boards, timber framing and the removal ...of over 200m2 of tiles and grinding those floors back to the slab. Additionally, I am also custom building new joinery and a double bed each with additional storage for my two daughters bedrooms. All of this to be as close to completed by Feb 1 2020. 18.01.2022 Just a quick update to all our clients who have pending projects. I have been advised that we should be stood down from Bushfire duties in February - no specific date at this stage. Otherwise, thank you for your support and understanding in allowing me to fulfill my obligations as an Australian Army Reservist and assisting those who have been impacted by the fires. Those people are greatly appreciative of the assistance they are receiving and the sacrifices others are making on their behalf.

17.01.2022 Week 5 With this being being Christmas, I took a couple of days off and had some sleep. I know shock, horror, aghast! Tiles are fully down on the floors in the powder room, bathroom, laundry and ensuite. I have assembled and laid out the laundry and kitchen joinery. Shaving cabinets are located in place and the vanities have been assembled. Our kitchen appliances have arrived and are waiting patiently for their impending installation and new life.... There are a couple of unexpected issues with the kitchen that due to supply issues will delay the kitchen slightly (2pak painting) however all else seems to be on schedule at the moment. An issue with the bath size & finished wall opening that we plumbed up and straightened (the previous builder had it running out on both sides by over 10mm) meant that we have had to modify our plans slightly. It has meant that we inadvertently created a better visual effect with the bath. Due to the Christmas / New Year shutdown for the construction industry, we are waiting for a few things to arrive that didnt make it to us before the closure. With the New Year break and the pending hot weather, Ill be pushing hard this week to have everything ready for the 6th January when the tiler comes back.

16.01.2022 Balcony decking. Replacement of the existing treated pine decking on a 5m x 1.5m balcony, working 5m in the air above a pedestrian walkway. I never understand why people use treated pine decking boards in Australia, especially considering our harsh sun. As the images show, this relatively new existing deck, had no joist protection which means that the water accumulated on top of the joist allowing it to begin to rot, adding to the faster detioration of the decking. We repair...ed the deck structure and installed a rubber deck guard to protect the joists. We also used select grade merbau which gave us the option of continuous lengths for a cleaner and better result, I personally hate joins where they can be avoided. Using a quick leach solution (removes the timber tannins quickly) we were able to come back and seal with a quality decking oil, in this case Feast Watson, to give a high finish and long lasting result. #smart_building_projects See more

12.01.2022 I hope everyone is staying safe, especially those of you who are living in locked down postcodes and especially my local community of Craigieburn. I wanted to advise you all that I am still attached to the Australian Defence Force response in Victoria assisting with Covid-19. Unfortunately it is not looking like I will be back to work myself anytime soon and I understand the impact of not being able to start projects that have been scheduled is having. Our limited capacity is... exactly that - limited, and we are working at a slower / quieter tempo in this pandemic environment. We are taking precautions to keep you, our wonderful clients safe as well as our team. I hope you continue to support us, by having faith that Ill eventually be back to personally look after your project, however I understand if you need things to happen now. 09.01.2022 Week 3 Another big week on The Block - Jackson Style, and we can finally announce that we have our timber floor down. One of the main reasons for undertaking such a project in a short space of time (and over Christmas) was this flooring. Although a floating floor was cheaper and simpler to execute, if I was going to put one down, it needed to be a real Australian hardwood floor, completed throughout - no gaps under joinery / kitchen etc. We have used NSW Blue Mountain Spotte...d Gum in a feature grade to be matt finished. Also this week, we have installed the continuous hot water system - Rinnai Enviro 26 and screeded the floors in the bathroom and ensuite, ready for waterproofing. This has been another big week, but Im extremely lucky and grateful, to be surrounded by an exceptional team, comprising of Smart Building Projects employees and excellent contractors and businesses, all of which Ill be introducing to you over the coming weeks. 06.01.2022 Bathroom renovation in Mill Park A tired 30+ year old bathroom renovated with a classic look. Basic white wall tiles complemented with a travertine floor tile.... Semi-frameless Mirage shower screen, walk-in shower base with stainless steel shower grate, custom built shower wall niche, new bath, and new fixtures. Replaced old fluorescent lighting with sleek LED down lights and replaced old fan with a quieter operating exhaust fan. 4mm polished edge mirror complements the purpose built vanity with Ultraglaze white panels & 20mm Caesarstone benchtop.

06.01.2022 Week 1. Demolition completed. It was a tough week getting the demolition completed. Bathroom, ensuite, powder room, kitchen, laundry, halls & living areas 75% completed. I removed over 200m2 of floor tiles and stripped the tile glue with a Festool Renofix. This is a 150mm grinder attached to extraction however I pushed this tool its limits and it didnt fail me once.... This saved between $8 - $10k with me doing this work myself. We removed and relocated internal walls in the laundry, kitchen, ensuite, powder room and bathroom. 5 trips to the tip and 1 for recycling was still cheaper than using skips / bins - $690 v $ $1800. Today starts electrical and plumbing rough in, and finalizing each room for timber flooring which starts on the 9th. #smart_building_projects #festool_australia See more

06.01.2022 Update. Firstly, thank you to everyone who has graciously postponed their project whilst I have been on Operation Bushfire Assist 19/20. It has been extremely rewarding to assist so many people in my Army Reserves role and I can tell you that we have made a positive difference to many lives in bushfire affected areas. I am currently on full-time deployment until Sunday 16th February, however I will still be on the deployment 3-5 days a week (varying according to military requ...irements) until the end of the month. During this time, I will be contacting all of you to reschedule your project so as you are not inconvenienced any longer than necessary. Once again, I thank you for your patience, understanding and your support during this time.

05.01.2022 Craigieburn bathroom renovation. This was a difficult bathroom renovation as the previous owners of the property had taken plenty of DIY shortcuts. From no waterproofing, mouldy plaster, poor ventilation, DIY plumbing & electrical and incorrect lighting requirements, it was finished with budget joinery & fittings.... The before room serves as a lesson in getting professionals to work with you to achieve your desired results. #smart_building_projects

02.01.2022 Week 4 This week has felt a little casual as the main efforts were focusing on handover for other projects. However for those of you playing along at home, this week we concentrated on finishing floor screed in laundry and powder room, waterproofing, replacing the bathroom window with a double glazed, privacy window suitable for a wet room, our joinery arrived flat packed without any of the painted panels (10th Jan eta), finished up some plastering in selected areas, cut out ...our walls for our shaving cabinets, framed up some walls and prepared the bath for installation. The bathroom floor tiles have been laid.

02.01.2022 Week 2. All the joinery and robes have been removed. Framing of new areas, has been constructed and fixed to slab, allowing for straight lines for the floor team. Plumbing rough-in and drainage through slab have been completed, as has the joining of the slab back together. Electrical rough-in has been finished to all areas.... The bottom of all the achitraves around floor windows has been removed for the flooring team to run boards under skirts and achitraves - no quad (pet hate of mine but sometimes a necessary evil based on cost and floor type). We have 6 ongoing projects which should wrap up prior to Christmas, so getting the house ready has been an enormous challenge and undertaking.

01.01.2022 Kitchen Face-lift in Kensington. This was a relatively painless kitchen face-lift, swapping out the old Beech laminate doors, panels, drawers for a modern look. The original stone benchtop stayed in place and we installed new soft closing doors and drawers, a rear bookcase to better utilize the vacant space behind the joinery facing the dining area and a new tiled splash back.... The laminate colour was Polytec Cavia Lini with the tiles being 600x300 gloss white. All joinery hinges and runners were Blum. #smart_building_projects
