23.01.2022 Ever wondered why those little $20 plastic soak-wells you can get from hardware shop overflow with water & lift all your pavers up during a heavy rain???? Answer is coz they are too small to cope with the large volume of water... Ever wondered why a builder installed soak-well system gives a lifetime of hassle free enjoyment.... These suckers can handle some serious heavy rainfall....

Soldier was shot several times, lost his leg & nearly died, found a new passion in Body Building that gave him the same sense of discipline & commitment that his military career gave him. 22.01.2022 MILLION DOLLAR VIEWS.... At another clients double storey construction site in town this morning..... Have taken pics to show you scaffolding etc in situ so you can see what goes into a building site whilst we build these 1st class quality homes. The below-ground pool is going to have decking etc around it when it is finished off....will be an amazing place to relax & enjoy a drink & the view in the summer time.... Check the million dollar views from the living areas....

20.01.2022 WRAP AROUND VERANDAH My client wanted a "country style" wrap around verandah at the front of his new home & his words were "make it nice." Brickwork to front of house was raised, upgraded front windows replaced the standard square window & cedar lining was added to underside of the wrap around verandah. Looks First Class as you walk up to their HUGE timber front door.... Your thoughts ?????

19.01.2022 STOLEN ...... Clients Land!! In my best-selling book "Bricks & Mortar" I described how some people think it's OK to "pinch" their neighbours undeveloped land by... moving or re-positioning the boundary fence over......No-one thought this happens.... Well look at photo taken just recently of fence located aprox 40cm off the boundary line. Now the fence being 40cm out of alignment doesn't sound that much, but when it runs the entire 37m length of your block that is about 15 square metres of land that YOU paid for that your neighbour is using & you miss out on.... Surveyors peg in the ground shows correct positioning of where fence should be....zoom in and have a closer look....

Isn't my development unfortunately & doesn't look much just now with the building materials & skip bins everywhere, but I can assure you this will be a very nicely set out & finished project in the coming months.... ... Took the R1 for a leisurely ride (if there is such a thing as riding an R1 "leisurely") into town this morning to have a coffee overlooking the water with a new client wanting to build properties to create wealth..... We discussed buy & sell for instant cashflow V's build & retain to add to the portfolio for long term security.... This clients comment that there are so many "business" that sell investing "advice" but leave you on your own to work it out &... action their "advice" after they have taken your money & given you some literature.....where as at Smart Property Investors we actually link arms with you & build you a physical house so your not on your own or left trying to guess what formula works & what doesn't.... Anyway my message is invest, create cashflow for yourself then YOU be the one who gets to ride your 2 wheeled rocket into town to enjoy coffee at a beachside cafe at 9.30am rather than be office-bound 40-50 hours each week.... 12.01.2022 I was on a building site yesterday looking at a house we are building for one of our clients. How's this for an enclosed Alfresco. Look through the glass & you'll see what looks like a black cover on the ground......That's covering their below ground swimming pool. Last pic is of the toilet & outdoor shower adjacent to the pool. Will look a million dollars when it's finished (looks a million dollars now whilst it's still under construction!)

When building you won't struggle to find a builder to give you a good serve of rhetoric about how good THEY are. Instead, seek a builder that consistently demonstrates by their actions their interest & ability in delivering transparency to all of their clients....all of the time.... Reviews, testimonials, word of mouth, reputation & recommendations will all give you an idea of how genuine & consistent they really are. Do they walk their talk?

10.01.2022 QUICKLY & EASILY ADD VALUE TO YOUR HOME....... Before & after pics of a quick value add I did to the rear yard one of my investment properties I recently acquired. Rear yard was sand with cpl trees (if you can call them that) Ripped them out, ran some new retic off the existing retic, added some manure to improve the sandy soil & then kicked out some roll on lawn.... Looks a million dollars compared to the barren sandy yard it was. Almost too easy, only cost me around $1000... & took a weekend of casual work to do... 09.01.2022 So I'm on a building site this morning. These two builds are only a couple of blocks apart from eachother, both being built by different building companies. One (the red brick house) is clean, the building site is clean & free of debris (you can tell the trades people have cleaned up after themselves) & look at the brickwork.....nice, clean & well laid. Now check out the 2nd house (white brick house) brickwork isn't in the same league, everything is messy, the rubbish hasn't ...even made it to the skip bin out the front & there is rubbish & trip hazards all over the building site.... I can just hear all the rocket scientists commenting that "when the house is finished being built you won't be able to see the brickwork"... And whilst that comment is in fact true, can I ask what home you would rather own? The one built by trades people & builders that take pride in their workmanship & build up to a standard, or the slap-happy "get her done quick" builder that offers "cheap" then build down to a price?

09.01.2022 PROFIT FROM SUB-DIVIDING.. Good friends of mine recently purchased this existing older home on large block right near centre of town. They did a renno on the home (new kitchen, painted inside & out etc etc) much of the work they did themselves & they hired in contractors where needed. Then they had the block sub-divided with new fence & driveway installed. Land at the rear of this home is now ready for sale & ready for the new owner to build a new home on it. My friends stan...d to make a profit for their efforts here whilst the front home is rented out to new tenants (asset retained ) The land is currently for sale. Is located in Bunbury W.A. 08.01.2022 House built around the swimming pool... Awesome if you like entertaining guests around a brilliant blue custom made below ground pool. Room on the right of the 1st pic is the master bedroom (steps out to pool area...nice) 2nd pic is the view from kitchen (note the specially ordered pool compliant windows) 3rd pic shows the custom brickwork & landscaping being built around the pool to really make it pop..... ... 4th pic is the outdoor alfresco area from earlier post... This design is s ripper.....One of the most user friendly, well designed homes I have had the pleasure of walking through in a good while....
