07.01.2022 On Wednesday someone asked me to get a second opinion of the $340,000 construction valuation their Credit Union did on their home. Their Credit Union wanted them to put $30,000 extra savings in (they did not necessarily have) and pay around $9,000 Lenders Mortgage Insurance on top of the loan I got them a Bank construction valuation of $395,000 ($55,000 HIGHER) and suggested they put in $4,000 extra in savings (they did not necessarily have to put any in) which lowered the Le...nders Mortgage Insurance premium to around $5,100 on top of the loan And they get to keep the $25,000 grant in cash from the Government to spend on furnishing new house There is no surprises for me here, I see valuation shortfalls often What this comes down to is the valuation standing instructions, knowing the rules and how different lenders apply them My knowledge is just one of the benefits of my experience
