23.01.2022 I thought you might appreciate some non-corona virus news. The table below shows the top 20 cities in Australia by population ranking. As you can see, the Central Coast has ranked 10th. What I found interesting is our relatively low growth rate. Most people on the Coast would see this as a good thing, however, this number does has a very big impact on house prices. ... Sydney, by comparison, has more than doubled our % population growth rates over the last 5 years. This may partially explain why their % house price growth has well outstripped the Central Coast. Having said that, our net population grew by 2,190 people last year, which is significant. If we look at this in terms of the average number of people per household (2.3), this growth required an additional 952 housing dwellings to be built (18.3 dwellings every week). I also wonder if the current "work from home" realisation will increase demand for Central Coast housing. Many Sydney siders, cite the biggest drawback to buying a house on the Central Coast is the commute to work. If you can work from a Central Coast home, near the beach, at 2/3rds of the Sydney housing cost, the move would be very tempting.

12.01.2022 We have just updated our January & February house prices for the 46 Central Coast suburbs with more than 800 houses. The chart below shows the average of each suburb's median house price. The Central Coast median house price is $644,780 as at the end of February 2020.... The Central Coast median house price peaked back in August 2018 at $679,292. This represents a drop of $34,512 (5.1%). Interestingly, the median house price was $643,295 back in August 2019, so our prices have pretty much stayed the same for 6 months. January to February Results 10 suburbs experienced no price change. 14 suburbs had a reduction in price. 22 suburbs had price increases. August to February Results 1 suburb experienced no price change. 19 suburbs had a reduction in price. 26 suburbs had price increases.
