22.01.2022 Need to improve your credit rating? You can gradually improve your credit rating by keeping on top of your finances. Here are a few ways to improve your credit rating: 1.Settle any outstanding debts.... 2.Check to see if a credit repair service can remove any negative listings. 3.Guard against accidental future credit defaults, such as bill payments, credit card and loan repayments by setting up a direct debit. For one-off bills, make a rule to pay them as soon as you receive them so they dont get forgotten. 4.Reduce your credit limit on your credit card. 5.Dont take out any new loans or credit cards. 6.When you access your credit report, add a consumer statement to your report that outlines the circumstances of any credit problems. Some lenders may be more compassionate if there was a good reason for the default. 7.Lenders like loyalty and reliability. If you move house, jobs and banks frequently, this doesnt paint a picture of someone who is loyal and reliable, so avoid doing this where possible. Looking after your credit rating is essential if you are likely to want to borrow money or even apply for a credit card in the future. It can take a long time to repair a bad credit rating, so make sure you keep on top of yours, even or especially during COVID-19.

16.01.2022 MYTH vs. FACT - Myth: If you can get a deferral on your loan repayments you should take it because it means you may not have to pay interest for up to six months. Fact: It is recommended you keep making your usual loan repayments if possible, since deferring your repayments increases the overall cost of your loan. This is because the interest you incur during the deferral period will be capitalised (i.e. added on to your mortgage), so you will need to either increase your interest repayments after the deferral period or extend your loan term; both of these will increase total interest. Additionally, any available redraw on your loan may be used first by your lender to make your repayments during the support period. Therefore, if you need access to this money during the support period, consider transferring it to another account now.

04.01.2022 Offset Vs Redraw For most homeowners there is little difference. An offset account is a bit more convenient as all your cash is working to reduce the outstanding loan amount on which interest is calculated. Whereas a redraw facility there may need to be a bit more active decision making regarding how much to pay off or redraw and when. Some banks also set minimum redraw amounts or may charge fees on each withdrawal. However, this can also be a benefit, the extra effort involved with a redraw facility may provide an inadvertent barrier for homeowners who are more prone to dip a little more frequently into the available funds in the offset account.
