23.01.2022 Update on Home Builder Grant - ANZ and St George now also accepting grant as funds to complete. 10,000 new First Home Loan Deposit Scheme (FHLDS) spots to be released. Buy your first home with only a 5% genuine savings deposit, no Lender's Mortgage Insurance!

22.01.2022 A huge thank you to my friend Astrid Kuenne who set up my business Facebook page. This will be another way you can contact me and I hope to share some relevant information with you. Here's the first - if you're a first home buyer and wanting to get a home loan with only 5% genuine savings then time may be running out. It seems about 1,000 applications per week are being received for the Government's First Home Loan Deposit Scheme where you won't have to pay Lender's Mortgage Insurance - saving you thousands of $$$$. If you have a minimum 5% in genuine savings and want to buy your home then I'd love to help. Good luck, hopefully the 10,000 threshold will be raised.

15.01.2022 Heads up all first home buyers wanting to use the First Home Loan Deposit Scheme (FHLDS) and only pay 5% deposit. You're going to have to provide your ATO Notice of Assessment for 2020 so get you Income Tax Returns done asap!

14.01.2022 We've had some of the banks say they won't accept the Homebuilder as funds to complete your build at the moment. The reason is it hasn't been "formalised" i.e. there is still no application form! So be patient people, hopefully it will come soon.

11.01.2022 Well the Reserve Bank has announced a drop in the official cash rate by 25 bps to 0.5 per cent. This is the 4th rate cut in less than a year. The big question is will the banks pass on the full (or any) of this rate cut. If you can afford to keep paying your current repayments then this will help you reduce the term of your loan and save interest.

11.01.2022 Covid-19 continues to spread causing major uncertainty in all our futures. If you find yourself battling to meet your loan repayments because your hours have been reduced or you have no work at all then contact your lender immediately. Many have already put in place systems where you may get some relief for 6 months (normally revised after 3 months) that will help you through these challenging times. Make sure any arrangements you make you can actually afford. Stay safe and elbow bumps to you.

11.01.2022 Are you thinking of accessing your super to boost your home deposit? Many people have! If you're going to do this then I'd recommend you have it in your account for 3 months PLUS keep saving and adding to it so the balance rises over that time. The reason is that many of the lenders deem you to be in financial hardship if you access your super. Something to think about.

10.01.2022 Congratulations to CBA now accepting the Home Builder Grant as funds to complete for construction loans. Hopefully all other lenders will also step up.

06.01.2022 There's a handy Budget Planner on my website under Calculators. It may be a great time to look at your actual expenditure to see where you can make some savings for yourselves in these times when money may be tight. Keep safe everyone! www.smilehomeloans.com.au
