24.01.2022 Barkers Rd, Hawthorn Large block of flats - old building and had been extended because the ground floor flats needed bathrooms. Issue: The tenant noticed a moldy/musty smell and mold on her clothes. ... Solar Whiz identified that the problem was that the extension had poor sub-floor ventilation and had become an extremely moist and damp area. Due to the way the extension had been done is was not possible to make a proper examination of the sub-floor area. So a trap door was installed and revealed a very moist environment coupled with obvious signs of mold and rot. The ground clearance was also too small to use anything else except flat pack ducting As the room was small, only one fan was needed and vented to the outside wall. As the building was 4 stories high domestic power was used with a timer switch. Both of which were located directly under the trap door.

22.01.2022 What is it about our sub-floor ventilation that makes it so great? A lot of things, but let's talk about one of them; timing. Ideally, you want to ventilate your sub-floor when the replacement air is dry. Because the temperature is higher during the day, the relative humidity is lower, so the preference would be to run your sub-floor ventilation system during the day and avoid running it during wet weather. Normally sub-floor ventilation systems are constant or timer operated, however, the most efficient way to run and control your sub floor ventilation system is to have it solar powered as this ensures it operates during the warmest and driest periods and doesn’t run during wet weather, when the sub floor fan system would actually increase the humidity under the house.

21.01.2022 New sub-floor install in Windsor The house was a completely new build and a small site in Windsor Victoria. The area was known to be a moist area and the plans called for some kind of mechanical sub-floor ventilation. The great thing about the system is that it was designed before construction commenced. In consultation between the builder, client and the architect it was agreed that two fans were needed to provide adequate ventilation and hard ducting would be used. ... The ducting was done early, BEFORE the floor went down as it saves time and money. The decision to use hard ducting ( 150mm storm water pipe) was based on: 1) Its longer life span compared to traditional flexible ducting 2) The smaller impact it would have on the fan's ability to move air 3) Its rodent resistance - won't be attacked by rodents like mice or rats One of he factors that determined the ducting layout was the location of the fans - because they needed to be somewhere accessible but also not in and area that noise might be a problem. Not an easy thing as the house is very compact. As the ground clearance was very low, the decision was made to install a trap door in the small utility room to allow access to the fans. This would ensure easy access to the fans replacement/maintenance and ensure that any noise from the fans would not interfere with the rest of the house. Rather than use solar power the decision was made to run these fans on domestic power. This was due to the difficulty in roof access and available space. This decision meant that timer switches need to be used to ensure that the fans don't run at night - which would only drag moisture-laden air into the sub-floor area. The fans and timer switches were fitted off just prior to completion.

Terrace houses can be notoriously difficult because the sub-floor areas are often separated by foundations, which makes ventilation much less straight-forward compared to a sub-floor made up of one space. This system used a series of fans, bifurcation and some holes punched through the foundations to achieve the desired ventilation.
