24.01.2022 Hi from Billy Couldwell, What a confusing recession this is turning out to be. Buyers have been back out, with numbers once again at pre-Covid levels. Auction reports have also come in over the weekend with several properties selling hundreds of thousands of dollars over reserve. One of these was a three bedroom apartment overlooking Coogee Beach selling for $4,385,000, which was $1,135,000 over the reserve. Auction clearance rates have been strong over the past couple of we...eks, holding over 60% which is only 10% away from clearance rates consistent with a rising market which is 70% and over. More significantly these rates were recorded against a much higher volume of auctions compared to a month ago, where it was being argued that the ultra-low stock levels were propping up the clearance rates. In my opinion if the property market was going to tank, we would not be experiencing this kind of activity. The housing market is fueled by primarily by confidence rather than stimulus. The economy has been heavily backed by a huge six month stimulus injection, however with the delivery of so much negative press coming in from all directions it is a negative environment and outlook we have been acclimatized to over the last quarter. Given this atmosphere the market is still resilient and performing well, reminding me as I write this, of the Manly Sea Eagles win over Canberra on the weekend after losing Tommy Turbo and Dylan Walker early in the game. Should there be a correction in the market it may come at a time when higher stock-levels combine with the end of the job-keeper stimulus and banks discontinue the pausing of loan re-payments which will be in October. If this is the case, now would be the optimum time to have a conversation around placing your home on the market should you be deliberating about the best time. Billy Couldwell NG Farah

17.01.2022 Maroubra Speedway was opened in 1925. It was a round 1mile concrete bowl circuit in South Maroubra built for motor racing. Its name! Olympia Motor Speedway Nicknamed killer track a number of racing car drivers would die after flying over the top edge due to poor design. 5 were killed within the first 18months of opening. Riddled with problems, local snakes would also cause a nuisance to motorists and spectators as they would bask in the sun on the track. The legendary s...peedster Reginald Phil Garlick could often be seen leading the pack on race days and smiling with trophies! Phil really was the Peter Brock of Maroubra. Phil did however die after going over the edge. Phils legend still lives on in historical speedway blogs on the internet. Phil is pictured accepting the One lucky devil trophy which was the most prestigious Maroubra Speedway accolade of its day! By the 40s the track was falling to bits as a result of a bad concrete mix done by the concreters and its flood prone location. So in 1947 they decided to knock it down and build roughly 1,100 housing commission homes which is more commonly referred to today as Lexo. The new area was given a park which was named after the recently fought The Battle Of The Coral Sea in WW2, with its surrounding streets being named after our Allied warships. Pictured is USS Lexington being blown up by the Japanese. Today, whilst no evidence of the former speedway remains, the area of South Maroubra is home to a variety of housing both public and private. And whilst Lexington Place has not provided a successful shopping strip, there is a thriving shopping village in South Maroubra where locals can safely pick up medicine, grab a chicken wrap or stock up on groceries! 14.01.2022 In 1861 the first house in Maroubra was built by Humphrey McKeon. Prior to 1898 when the Hereward ship was wrecked on the beach, very few people in Sydney knew very much of Maroubra. Major residential development didnt commence until 1911 when Herbert Dudley, one of the local movers and shakers played a major role in Maroubras transformation from an isolated beach to a substantial village. During the Great Depression of the 1930s the sand hills behind the beach became li...ttered with huts and make-shift homes as a result of the unemployment. By KATHRYN HOUSE Oct 31, 1995 11.00am MERITON Apartments will push ahead with a $200 million residential development in the Sydney suburb of Rosebery after receiving final approval from South Sydney Council. Kimberley Estate - Meriton's largest-ever single development - will be built in five stages over the next three years and will incorporate 737 apartments. The project will be developed on a 7ha site at the junction of Southern Cross Drive, Dalmeny Avenue and Kimberley Grove, which Meriton acquired from State Super Corporation in late 1993. A building approval was granted in March for stage one of the project, incorporating 127 apartments, but Meriton has now received BA approval for the balance of the estate.
