A Taxpayer may claim a deduction for interest on money borrowed to purchase items for a rental property, such as furniture and to pay expenses associated with repairing, maintaining or upgrading a property In appropriate circumstances, negative gearing can provide tax benefits.... A deduction cannot be claimed if the repairs are of a capital nature - repairs that make the property or asset functionally superior to its previous condition or where the damage was present at the time the property was purchased Remember, everyone's circumstances are different and many factors contribute to what you may or may not be entitled to. 14.01.2022 : Having clear and accurate records are important to not only assist you and your Accountants during tax time, it is also crucial to have this information if the ATO needs to audit your information. Records for Car and Travel Expenses... Cents per kilometre method - records showing calculation of business kilometres travelled and the amount of the claim Logbook method - odometer readings for the start and end of the period being claimed. Financial year period: 1 July - 30 June. - Business Usage percentage based on the log book. - Receipts for fuel and oil expenses - Receipts for other expenses related to the car: registration, insurance, services, tyres, lease payments, interest charges etc. For the logbook to be valid, it must cover at least 12 consecutive weeks. Keeping a clear an accurate method when using your car for business purposes will assist in boosting your refund amounts! It is always important to remember that there are so many factors that impact your refund amounts. The more accurate information you provide us, will result in a positive outcome for you! We cannot place information in a tax return that does not "exist"! if we cannot see the proof in front of us through the use of a log book, we cannot place anything in your tax return. Give us a call in 08 9721 3088 if you have any questions. We also have templates that you can use as a log book.

07.01.2022 Topic: Assessability of Rent Bond monies held does not constitute assessable income. Bond monies retained in lieu of unpaid rent may be assessable income or retained to pay for deductible repairs may be offset against deductions. Amounts received from the lessee for non-compliance with a lease obligation to repair business premises are assessable.... A Tax payer will only be assessable on rent that is actually received in the year of income. A genuine lease premium is a capital receipt, and not assessable as income. 05.01.2022 Topic: Using the home for work or investment If you use the home simply as a "home office", as compared to a place of business (as per point below), deductions may be claimed such as running costs. If the home is a place of business, such as a doctor using part of the home as a surgery, deductions may be claimed for expenses such as running costs and mortgage interests. Land tax generally does not apply to land as a person's principal residence. If the home is used to ...carry out business activity, a proportional liability may apply. Any rent derived by the owner is assessable. There can be exceptions to this. Expenses incurred in deriving assessable rent are deductible. Such as travel fees to collect rent from parties. Remember, everyone's circumstances are different and many factors contribute to what you may or may not be entitled to. Always seek advice. Call us to discuss further on 9791 2677
