The project involved the demolition of the old male amenities block and the construction of a brand new one, and the refurbishment of the female amenities. A great little stimulus project for the region just at the right time! 25.01.2022 Exciting to see that tenders have now been released for the $11M Highfields Library. Specialised Property Consulting was engaged by Toowoomba Region as their Project Manager and lead the delivery of the design from concept. The new library will support around 52,000 visitors per year. It will include not only the traditional library spaces, but a new customer service centre, a dedicated junior reading area and computer facilities. Extensive roadworks will be completed provide... an improved pedestrian interaction with the site and the growing Highfield City Centre. The library will overlook and will strategically take advantage of the outlook into the adjacent Charles and Mottee Bushland Reserve. Public spaces will be provided adjacent to the reserve which will embrace the natural setting and provide opportunity for outdoor reading and community events.

24.01.2022 We have been working with InterLinkSQ on this major development for nearly 3 years now as their Project Manager, and over the past 12 months or more a number of key and important milestones have been achieved: 1. Appointment of a Contractor for the initial ECI phase of of the Rail Freight Terminal (Stage 1). 2. Operational Works Approval for the Rail Freight Terminal (Stage 1). 3. Operational Works Application lodged for of the Industrial Subdivision (Stage 1).... 4. Appointment of Seaway as a partner and Terminal Operator. ...and there are some new and exciting announcements to come very soon on this major development for the Toowoomba Region. InterLinkSQ is an intermodal freight terminal linking rail, road, air and sea. The whole site comprises a masterplanned premium transport, logistics, warehousing and industrial estate. It has a connection to the current QR Western Line and will have a connection to the future Inland Rail.

Once complete, this box will house a new V-Max theatre with a huge screen, over 450 seats and the most exciting part - a front row of beds!

20.01.2022 Flashback: This $20M Suburban Shopping Centre in Kedron includes a full-line Coles Supermarket, Liquor Store, Cafe and Petrol Station. The building was decked to provide underground parking and required the demolition of an old car dealership, remediation of the site and extensive stakeholder and authority enagement to manage risks with acoustics, undergrounding overhead power and alterations to the state controlled Gympie Rd. Our Director, Gordon Grover PM, was the Design Manager and Project Manager for this development for Coles Property Group.

20.01.2022 Tenders have been released for the circa $5Billion Gowrie to Helidon section of the Inland Rail, bringing the project one step closer to reality. The successful contractor is expected to be selected and commence works in 2022 on the project which will include several kilometres tunnel through the Toowoomba Range. Specialised Property Consulting have been working with Australian Rail Track Corporation Ltd. - ARTC and InterLinkSQ to deliver a major early works project which w...ill help facilitate and de-risk the project. Our role has included a full design management and project management scope from commencement of concept design through to construction and commissioning. We'll oversee and coordinate the development of the design, carry out the stakeholder management, support statutory approvals, tender management/procurement and then construction management/superintency.

19.01.2022 We are excited to be able to unveil the finished product. The expansion to the Event Cinemas at QIC's Grand Central Shopping Centre has recently reach Practical Completion and it looks fantastic! Well done to both Hutchinson Builders and Buchan Group for a fantastic build and design. The new V-Max Cinema includes seating for nearly 500 people, a new lounge / lobby area, new amenities, storerooms, and bio-box. But the most exciting bit is the front row of beds! Event Cinemas ...will now undertake the interior fit-out and refurbishment of the existing cinemas and this new V-Max is expected to be opened to the public later this year. Specialised Property Consulting was engaged by QIC last year to provide assistance in finalising the design, preparing and managing the tender process and then provide construction management / superintendency.

17.01.2022 We are excited to be able to announce our appointment, in association with Quay Investments, to this new luxury apartments complex in Bulimba. Dubbed 'Luxe on Hawthorne' it will include 13 apartments consisting of 2 x 2 bedrooms, 9 x 3 bedrooms and 2 penthouses which will have 4 and 5 bedrooms. SPC has been engaged to provide Project Management throughout the tender, design and construction of this project.

15.01.2022 Sod turn today to mark the commencement of construction at our nearly $20M Hawthorne Residences development. 14.01.2022 These are some images from the original development application for DHA's proposed subdivision development in Mt Lofty, Toowoomba. The development was a 300+ lot subdivision which included extensive public parkland and lots ranging up to nearly 3,000m2 with views across the Toowoomba Escarment and Lockyer Valley. Specialised Property Consulting has been engaged by DHA for nearly 3 years now and continue to work as their Project Manager on the development. ... The development has since undergone a re-design and been re-lodged with Toowoomba Region Council and is currently awaiting decision.

12.01.2022 Flashback: Brookside Shopping Centre Redevelopment Our Director Gordon Grover was heavily involved in the redevelopment of the Brookside Shopping Centre for owners YFG. Gordon was involved in developing the feasibility and due diligence on the multi-stage masterplan and lead the delivery through construction. The $50M Stage 1 included the the redevelopment of the old Myer box into a new Target Store, the conversion of the Centre Court into a casual dining precinct and then the backfill of the food court into a new Cotton On mega.

11.01.2022 Flashback: Sunny Queen Food Factory SPC's Gordon Grover PM was the Project Manager and Superintendent on this highly complex food processing facility for Sunny Queen Eggs. The facility was a greenfield food processing and distribution centre for all Sunny Queens value added egg products, including poached eggs, omelettes, scrambled egg mixture and pies.... The facility included high risk and low risk food prep rooms, in-line cooking, cooling, freezing and packaging, goods in and out docks and cool and freezer storage. Integrated with all the cooking, freezing, conveying and packing equipment was a fully integrated building services system with SCADA, integrated cleaning, mechanical systems with HEPA filtering and exhaust extraction and waste collection, just to name a few.

10.01.2022 Design is progressing on our shopping centre expansion project in Perth. Lease agreements are underway, tender design is all but done and tenders expected to be called within the next couple of weeks. @specialisedproperty is undertaking the design management, project management and superintendency for this exciting project.

09.01.2022 Specialised Property Consulting have just been engaged by Lendlease to provide Design Management and Project Management for an exciting new project at their Southlands Shopping Centre in Perth. Our role will include procurement of the design consultants, design management, tender / contractor procurement and construction management / superintendency. This is our 4th project across 3 x Shopping Centres for Lendlease with 2 x Projects at their Erina Fair Shopping Centre and 1 x... at Cairns Central an now this Southlands Perth project. This engagement is a testament to the high quality and hard work put into each and every project to get the best possible outcomes, and our flexibility in being able to work and deliver in any location across the country.

09.01.2022 OPINION: The industrial sector in South-East Queensland is set for higher growth over the next few years off the back of a slow few years and a market looking to decentralise because of the impacts of COVID-19. Inland Rail is set to drive business review into their freight movements and premesis locations with inland ports such as InterLinkSQ set to see higher interest. Read more in our report....

04.01.2022 In the last 12 months alone SPC has delivered multiple feasibility and business cases for major and minor developments across QLD. One of these was a detailed Business Case delivered in line with the QLD Treasury Framework for Business Cases for one of our government clients. It had a total development cost of nearly $100M and investigated numerous location and design options and finance/funding options. Another was a Preliminary Feasibility for a mixed-use commercial develo...pment which had a total development cost of nearly $100M. We are also currently leading the delivery of a detailed feasibility for a major multi-tower, mixed-use development with a development cost that could be in excess of $200M. There are some exciting new projects to come soon. Here are some shots of similar developments that our Director, Gordon Grover PM, has worked on previously.

03.01.2022 Specialised Property Consulting was engaged last year by Toowoomba Grammar School to undertake a preliminary master planning review and building condition assessments. As part of our engagement we reviewed the current condition of a number of ageing buildings across the campus providing advice on ongoing maintenance, compliance and other building issues. In addition to this we prepared preliminary advice, design and cost estimates for the delivery of a capital works program ...and preliminary master plan focusing on the redevelopment and refurbishment of some of these buildings. Our experience in delivery of projects in live campus environments, refurbishment of ageing buildings, constrained and difficult construction and project planning and programming was able to assist the school in understanding the challenges, optimal delivery strategy and program and ultimately plan the forward annual budgets for delivery of these capital work projects.

03.01.2022 Exciting to be able to announce that Specialised Property Consulting will be working with TSBE to deliver a series of workshops for small businesses in the building and construction industry over the next six months. SPC's Gordon Grover PM was interviewed by WIN News Toowoombaabout the workshops. The targeted half-day workshops will be delivered in Toowoomba, Dalby, Chinchilla, Miles, Roma and Pittsworth.... The workshops, which are due to start in August, will cover a variety of topics including estimating, tendering, quoting, financial skills, legislation, regulation and codes advice, as well as digital skills and systems, marketing and business development.

03.01.2022 Check out the progress of our St Vincents Hospital Toowoomba project. Hutchinson Builders are charging ahead with ground slabs now ready to be poured and they will move quickly onto prep for the suspended slabs. We are nearly 9 months into the project already, with the refurbished maternity handed over earlier in the year and the early works service relocations completed only a couple months ago.

01.01.2022 Toowoomba Regional Council have today announced that construction is to commence this month on the new road network and car parking associated with the new Highfields Library, and tenders will be called later in the year for the New Library construction. This project is part of Council's $50M stimulus package for the region which included a promise to utilise local contractors, consultants and project managers for the delivery of the works. 01.01.2022 Flashback: State-of-the-art laboratories, open teaching and learning areas and new research spaces are part of a $30 million revamp at Queensland University of Technology. Buildings that were refurbished at QUT's Wet Laboratories and Workshops project at the Gardens Point campus include: wet laboratories at E, H, M, R and Q blocks; O Block Engineering workshops. The projects were incredibly complex to deliver, with some designed to meet PC2 standards with fume cupboards, sign...ificant laboratory gases, negative pressure rooms, cool rooms, integrated RO, SCADA and HEPA filtered Mechanical Systems (just to name some)....and a Microgrid! This all within old and operational buildings. Specialised Property Consulting's Gordon Grover PM was Superintendent and Project Manager as part of this project.
