Contractors from the Coast generally charge a premium on top of their fee to work in Springbrook. Many properties in Springbrook are large rural blocks. As a rule of thumb 1 person can maintain 1 ha of land a year with 1 day of work a week. A small sized rural property requires a minimum of $10,000 worth of equipment to properly maintain it. ... Properties that have been let go, rapidly become unmageable and will cost tens of thousands of dollars and years to return their value. If you don’t have the time or the money to look after your land don’t buy in Springbrook as you are making a bad investment.

17.01.2022 Natural Disasters. Yes they happen regularly. Being stranded on the mountain with no way off, no power, no phone or mobile phone and possibly a damaged house does happen. It happened in January 2013 and April 2017. To make your forced isolation bearable it is advisable to have a generator and the correct wiring in your house to run one. Most houses have to have power to get water and run modern sewerage treatment plants. A store of petrol will be needed to keep it running. A store of non perishable foods is needed to sustain you until you can get off the mountain. A chain saw is also handy to have when your driveway is blocked by fallen trees.
16.01.2022 The Road. Springbrook Road can flood and have landslides. It is regularly cut so a detour via Nerang Murbah Road and Pine Creek Road is required. Tourists take the road slowly so you will be stuck behind people driving at less than 40kmh. Wild life will jump out in front of you. The road kill stats are very high. Killing a pademelon will make you feel dreadful. You will be on this road often as there are no professional services on the mountain and all groceries will need to be bought off the mountain.
12.01.2022 Town Planning. The Gold Coast City plan now works on overlay mapping layers. These maps indicate what you will have to take into consideration if you build. Google Gold Coast City Council City Plan. Click on Access Interactive Mapping. Add the address of where you want to build and the mapping overlays will appear. Clicking on each of the areas will give you some idea of what will be required when you submit a building application. For example if the block is in a high fire risk zone it will tell you what is required. Bare in mind that building in a high fire zone will easily double your building costs. Buying an already existing house can be a much cheaper option even if renovations are required.

Due to the cold climate there is little nutrition in the grass over winter months and supplemental feeding is required. The high rainfall means that outdoor animals such as horses suffer from a range of diseases such as rain scald, moulds and fungus and a range of other health complications due to the cold wet environment. ... Horses are not lawn mowers so paddocks grazed with horses rapidly get overrun with weeds and are no longer suitable for grazing. Disposal of manure is also an issue as Springbrook is criss crossed by waterways that feed into the Gold Coast Water supply. Many ‘paddocks’ in Springbrook are overrun by grass species unpalatable for horses such as setaria and other pasture weeds such as fireweed which is poisonous to grazing animals.
05.01.2022 Living with Nature. We are lucky to have a very healthy population of small mammals. Antechinus, Melomyes and Bush Rats. These lovely animals are totally protected so you are not even legally supposed to live catch them and move them on. They will eat anything. New cars have had to have their whole electrical wiring replaced after only being on the mountain for 6 weeks. They will eat household electrical wires and plastic water pipes. They will build nests in your draws, roof space and under the floor. The Bush Turkeys will dig up your garden and the possums will eat your home grown vegetable. The Carpet Pythons will eat your chooks so will the wild dogs and foxes. Venomous snakes and spiders are very common.
