20.01.2022 What an honour it is to put this big SOLD sticker on our property at Frankford Road, Welsey Vale!! This beautiful home had been on the market with us for a few months before I was asked to come and create a new marketing strategy to help get the property sold. I re-launched the home onto the market with new marketing material, video tour, 3D tour, and social media advertising. ... We had numerous enquiries over the first week and I successfully negotiated a sale. Happy vendors! I am excited for the owners who are off on their new journey, and for the buyers who are just starting theirs! I am looking forward to settlement day so I can celebrate with everyone even more.

19.01.2022 The settlement of a home is the last step in the legal process to transfer the title of property from the current vendor to the new owner. Settlement Date The settlement date is negotiated and agreed by the vendor and purchaser during the offer and acceptance process. Usually settlement is noted in your contract one of three ways; 1: 30, 60 or 90 days after the date of the contract; or... 2: 30, 60 or 90 days after the date a special condition is satisfied; or 3: a specific date, e.g 30 September 2020 Before Settlement During the time leading up to settlement day, there are a number of things a conveyancer will have to do, such as; analysing the contract of sale, conduct a background check on the property to make sure any existing mortgages for the property are already settled, inspect the property to assure that measurements and boundaries are aligned with the certificate of title, finalise our figures in relation to council and water rates and so on. Owners and buyers will be given at least 7 days notice as to what day and time the property is scheduled to settle so they can organise moving in or out. If settlement is conditional upon finance, buyers will need to organise all of the money needed to complete the sale to cover stamp duty, lenders mortgage insurance and other fees and charges. The solicitor/conveyancer will send a settlement statement which shows the buyer the total amount of money they are required to have available for settlement. Banks will also require a buyer to organise building and contents insurance effective from the purchase date. Just before settlement the buyer will have the opportunity to conduct a pre-settlement inspection. The point of the final inspection is to ensure the house is in the same condition it was when sold. Settlement Day Settlement day is the official day you dispose of or take legal possession of a property. Settlements generally occur between 1-4pm. The solicitor/conveyancer and the lender meet the seller’s representatives to sign the final documents of the sale. Once the documents have been signed by both parties, they’re sent to the titles office to register the new owner of the property. Once the settlement process has been finalised by the solicitor/conveyancer, the vendor and new owners will be notified with a quick phone call or an email and then the keys are ready to be handed over. Time to move in!
