19.01.2022 Week 34 of 2020. Victoria enters 4th week of stage 4 Restrictions. Real Estate markets across the country continue to perform higher than expected as there’s a huge appetite to transact. VIC recorded 977 Transactions with an 76% Auction Clearance rate. Absolutely outstanding results under the circumstances. That’s 14 Weeks in a row with transactions over 900 for VIC. In comparison to this week last year, in Victoria we had a total of 294 less transactions for the week. Vic’s ...higher than expected numbers are attributed to Properties going Under Offer (Conditional Sales) prior to Stage 4 Restrictions, Now becoming Unconditional. Simply, properties that went Under Offer e.g. pending Finance or Building clauses, have now being fulfilled. Note: Only Unconditional Sales are captured as True Sales by the Data Collecting portals. Nationally, we had 5,203 transactions, that’s up 125 sales from last week, that’s 10 continuous weeks of Sales above 4,700 transactions Nationally. It’s the 7th highest transactional week of the year. The trendlines, both for VIC & Nationally, continue to rise despite a drop in sales in VIC (See Graphs Below). Regardless of the Restrictions, we’ve had outstanding results at OBrien RE this week with: 22 New Listings, 16 Under Offer & 16 SOLD. As far as I’m aware, our Industry in Victoria has Not had one solitary case transmitted through our practices. In an industry crippling announcement made by the Premier yesterday, Melbourne will enter the Longest Lockdown anywhere in the World and subsequently Real Estate Agencies will continue to be heavily restricted up to 26 October 2020. In the Victorian Gov’s four step road map out ...of Lockdown restrictions, next week there will be no change from Step 1 to how Estate Agents can operate. Services will continue to be heavily restricted and limited. One on One Private inspections will not be allowed until the 3rd Step of Lockdown on 26 Oct'20 and Real Estate offices are not anticipated to reopen their doors until 23 Nov'20. After multiple and ongoing attempts by the REIV to work with the VIC Gov in defining a reasonable path for our sector, the Andrews Gov has chosen to ignore the plight of property owners and Real Estate Agents. As such, we call upon all of you to do your part. We need to do what we can to safely re-open this industry. What can You/We do? 10.01.2022 Mr. Premier, please reconsider. Heavy restrictions on real estate are impacting the mental and financial well-being of Victorians. Mr. Premier, I don’t think you understand. When people sell, buy, rent a property they are making some of the biggest financial decisions of their lives. Often these decisions are made from necessity. The financial impact of the CoronaVirus restrictions means that many ordinary Victorians need to sell their home to tide over these difficult times.... There is no dispute that health and safety of the community is a priority and the road-map out of the lock-down must ensure safety of all Victorians. However, the path proposed by the Andrews' Government jeopardises livelihoods and assets of hard-working Victorians who have abided by the rules and restrictions for over six months. Pushing families to the brink, financially and emotionally, is not the answer. The irreversible impact of these decisions on the mental and financial well-being of people is being ignored. People who have saved and invested in their property are unable to sell, buy or lease to tide over these difficult times. On the other hand, the extension of the moratorium on evictions without proportionate support for property owners and adequate checks and balances on the systems, is pushing ordinary Victorians to the verge of financial ruin. The real estate industry, on behalf of all impacted Victorians asks that you allow real estate transactions to resume in a safe and measured way. 01.01.2022 Weekly Auction Wrap & Market Update: Week 47 of 2020: VIC recorded 1,875 sales, up by 64 from last week & 189 more than the same time last Year in comparison. Nationally, we had our Biggest Sales week of the year with 7,103 transactions, up from last week by 226 Sales, making it 20 out of the past 21 weeks with Sales above 5,000 transactions. In comparison to this week last year, Nationally we were up a mammoth 1,372 transactions. The National trendline continues to rise (See...
