25.01.2022 Flagship Property Holdings has appointed leading body corporate manager Strata Data to provide a combined building and strata management service at its $85 mill...ion Penny Place apartment development in Adelaide’s CBD. It follows Strata Data’s appointment last year to manage Flagship’s neighbouring Kodo apartment development, which become the first in the state to be serviced full-time, on-site by a combined building and strata management service. Traditionally, building management is provided separately to strata management, which can increase costs and red tape for residents. Strata Data will work across both buildings, employing a dedicated team of professionals including an on-site building manager, cleaner and maintenance team. Penny Place residents will also benefit from a 24-hour, 365 days a year emergency maintenance line, which will be backed by Strata Data’s extensive team of qualified tradespeople. Strata Data’s Marc Steen, Chief Operating Officer said the company was pleased to be expanding its relationship with Flagship Property Holdings into the management of Penny Place. Penny Place is set to become another iconic CBD building alongside Kodo to create a precinct that adds significantly to the vibrancy and vitality of the city, said Marc. 24.01.2022 Strata Data is the major sponsor for the Believe Foundation, which was set up in 2009 by Terry and Di Smith to address a demonstrated need of respite for unpaid carers of people with a mental disability. This was as a result of their own experience as carers. In 2013 an initiative called Thanks for Caring was introduced with the aim to assist unpaid carers of individuals who suffer from mental or physical disabilities. Our objective is to identify the individual needs of un...paid carers and their families, taking into consideration their situation, their financial status and their own well-being. We invite applications from unpaid carers who are desperately seeking support and who find themselves in dire circumstances as a result of their caring role. We have provided vouchers for groceries, respite, and assistance with medical expenses and therapy. For young carers we have provided tutoring and computer equipment to assist them with their education. In SA there are 14,800 young carers under 18, 10,200 under 15 and over 600 under the age of 9 taking on "adult" responsibilities of caring for a sibling or parent and in some cases, both. Given these worrying statistics, we felt it was necessary to equip our people with the skills required to recognise the signs of mental health disorders early, and give them effective strategies to assist those that need it. 06.01.2022 Message from our CEO - Paul Smith FINDING OUR WAY In these most unusual of times, amidst a relentless tide of coronavirus news, facts, charts, predictions and talk of vaccines, like many, I am seeking to find my way through this enduring pandemic.... My heart sinks as around me I see the deep pain and suffering caused to many, through the illness of a loved one, the loss of a job or reduction in income, the disconnection from support networks and the growing impact of loneliness. My thoughts and best wishes are with everyone affected during these difficult times. So how, in such challenging and unpredictable times, do we find our way? I know that when we closed our office and most of our team moved to working from home just eight weeks ago, I was worried. What loomed as a logistical nightmare seemingly guaranteed to disconnect us from each other, has instead shown up as a catalyst for bringing people together and has proved an eye-opener to the possibilities and potential benefits of working differently. People seem to have more time and equally importantly, a greater sense of control over that time. Through the effective use of modern technologies, we have found more efficient ways of working and connecting with each other and our clients. People are travelling less, connecting more and treating each other with a greater degree of respect, care and compassion. And they’re more patient. There’s also less cars on the road, less pollution in the air and at least for now, a healthy and thriving environment. I’ve seen a similar transformation play out in my community and with my family. Over and over I am seeing people treat each other thoughtfully, generously and with kindness which leads me to wonder, how will this change us? Will we adopt and include these positive practices in a post pandemic brave and better new world, or will we dispense with them as trivialities that served their temporal purpose? For now, I’m optimistic about where we are headed, I’m feeling grateful for the many blessings in my life and for the wonderful people I get to share it with. 02.01.2022 Strata Data is now using the LinkSafe system which replaces the Trades Monitor system which we had previously used. Using a LinkSafe approved contractor ensures contractors have the required insurances, ABN and licences to operate. This is done to help reduce your liability when engaging trades people and contractors who perform works on the Body Corporate. There are many liability issues and risks that can arise if those contractors do not have their required credentials i...n place. The monitoring of all of registered contractors is then ongoing via LinkSafe, their licences and insurances are checked each year ensuring peace of mind for everyone. As such Strata Data ordinarily only issues work to contractors who are LinkSafe approved. Other Contractors are assessed via Linksafe as required and there is no fee for the contractor. If a corporation insists on using an Other Contractor that we have not been able to approve via Linksafe, the instruction to undertake the work must be given directly from an officer of the corporation to the contractor.
