25.01.2022 Perth's gross rental yield is now in the low 4%s. Our 3 and 5 year fixed interest rates are in the low 3%s. This is the first time in recorded history that it is actually cheaper to buy the house you are renting. As the global market continues to stagnate and supply of property in Perth continues to grow below population rates for the next couple of years, that gap will keep widening, in our opinion.... If you are a looking to buy in as a landlord, you should be able to start off positively geared, which is normally the goal of long-term investors after some capital growth. Never before has the cashflow burden of owning real estate been so minimised. You now have to make the decision on whether the asset you are looking to buy is under-valued, and the market you are looking to buy into has fundamentals for growth in the mid-term.

21.01.2022 WA's weekly transaction numbers are back above this week last year's numbers. Does that say more about the fundamentals of our market recovery in the face of covid in 2020 or just how horrible the market was for sellers during the royal banking commission and election 2019? Either way, here's a bit of perspective for you.

21.01.2022 Recent REIWA Stats have come out with an encouraging uptick in YoY sales values across Perth. On the broader average, we've got some growth to talk about for the first time in years. Whilst we continue to push that this is a tale of two economies in Perth - those demographics with equity and those without; identifying yet another piece of data to back up the continual anecdotal evidence of low stock and increased transactions, with a low vacancy rate, we are confident that w...e will look back at the end of 2019 as the dawn of a recovery in the broader market above $450,000. I'd suggest those sub-markets below this number are still a good 12 months from seeing meaningful signs of recovery. Like any contrarian would advise, investment in an asset at the turn of the tide in the market is the most astute timing to allocate capital and leverage. Compared to 12 months ago, a large number of existing and new clients are identifying this are now deciding to engage us for our services, which is also a positive sign. #propertynews #propertyinvestment #housingmarket

What we know from vacancy rates like this is that simple economics will have to push rental prices up. When prices go up, tenants are compelled to enter the buying market (especially when rates are so low).... We also know most people buy where they already live. 09.01.2022 A bit of assistance to the tightening household budget

09.01.2022 Another example of monetary policy being set for the East coast with no consideration for little old Perth. Price goes up when one of two factors goes up faster than supply: demand and credit affordability. With thousands of people per month streaming back into WA, the demand side is already putting serious pressure on the supply of rentals and of good quality stock in the western suburbs.... But with the rolling back of responsible lending requirements, this will have a broad-based effect like a steroid injection on the whole of the WA market. This isn’t guess work. This is data, and data generally doesn’t lie. And the data is on every front now back to the same conditions as the last ‘counter-cyclical’ boom we had 10 years ago. Contrary to what people generally believe, it’s got not much to do with mining industry and everything to do with backwards monetary policy and Perth’s attractiveness as a place to live and invest compared to other cities around the world. Hold your horses, Kids. Things are about to get wild!

05.01.2022 UPDATE: Premier Mark McGowan today announced that WA would give an automatic 3-month extension for the site works to start under the HomeBuilder scheme. WA administers the scheme on behalf of the Commonwealth and WA’s Commissioner of State Revenue has used her discretionary power to extend the commencement period to six months from the date of signing a contract for all HomeBuilder applicants due to the surge in applications.

05.01.2022 Perth’s property market is a direct analogue of population growth. This is another piece of the puzzle coming together for our market’s recovery. Where were you in October 2019?

Just don’t get caught in the rush purchasing in areas that are chronically over-supplied and continually growing in supply with newer houses. Infill is the answer, both economically and socially.
