16.01.2022 Boom or simply performing well? The great news is that we are seeing a positive direction with the housing market and the media's narrative has moved from fear to cheer. But is "boom" the right terminology? In relevance to the property market, the word boom (a noun) is defined as a period of sudden, rapid growth and increased popularity. The Australian dream of owning a property has always been popular, so is what we're seeing case of being in a boom or a self manufactured p...eaks and troughs by way of poor policies and planning? To prevent a bust, we must get clear on this issue. A few key points to consider: Sydney is growing in population constantly, our city will continue to grow both outwards and upwards. Generally as we grow, those joining us will need somewhere to live and so there will be more buyers in the market place looking to buy. Sydney also has a world class reputation as a safe place to park and invest money in property, and with so much instability around the globe right now we are likely to see this space grow too. We have had a few wobbles with the banking sector, but more flexibility is on the way and our cash rate (interest) is low. When buyers have better access to home loans (and they will very soon), we can expect the market to remain consistently competitive as more buyers will be able to buy. A poorly performing housing market means less properties are being sold, this means less stamp duty raised for the state government, less loans written and profit for the banks which would enforce interest rates to go up, less property related jobs (trades and services) which increases unemployment, decreases consumer spending, and effects the economy. In close: Clearly, the latter isn't something the government can afford to have happen. To keep things on track the market needs to continue to perform at good, workable levels, which is my point. A market that is performing well is simply "performing", and not "booming" which implies an underlying expectation of an inevitable bust (being unsustainable). SS.
