25.01.2022 Cosy and moody can look dark and dingy. A property with good natural light is more appealing and can still look comfortable, warm and inviting.

23.01.2022 20 years ago when you used the term 'property stylist' it was met with quizzical looks and many questions. What is property styling? Why do properties need styling? How long do you think this will be a 'thing'?... 20 years on and thousands of properties later, we still love what we do. Educating vendors, reducing the stress of selling and transforming spaces is as exciting for us as it was 20 years ago.

22.01.2022 The way you live V the way you sell. Too much going on in an area can look cluttered and feel overwhelming.... Here a family can imagine coming together for a meal or see the potential for a great work/study from home space. See more

21.01.2022 Some tips when purchasing furniture, accessories and artwork online. - Check the terms and conditions regarding returns and exchanges. - Measure your space and don’t forget to measure your access points (doorways, lifts etc). - Read independent reviews of items you’re interested in.

21.01.2022 Day beds. We often suggest setting up day beds in additional bedrooms. This gives the room dual purposes. Study/spare bedroom. Lounge/spare bedroom. Retreat/guest bedroom.... Keep it neutral and welcoming. Thanks to @ellie_pabspropertystylist_melb for her expert eye on this job. See more

21.01.2022 Rugs..... are a great way to warm up a room visually and acoustically. When choosing a rug be mindful of how it will look in the marketing photos. Strong patterns and colours can be overwhelming. Here's a good example of where that is the case.

20.01.2022 Boredom in the bedroom. I'm often asked why using cushions, pillows, lamps and art work in bedrooms is so important. When marketing, you want potential buyers to emotionally connect with your property. It's difficult to 'fall in love' with bland one dimensional spaces. Make the effort to create depth, warmth and connection.

19.01.2022 The nose knows. Our sense of smell is highly emotive (the entire perfume industry is built around this connection!). It can convey desire, cleanliness or relaxation. However, it can also be overpowering, sickly or nauseating. Neutral is best when selling a property. If you have candles, don't light them when you have an inspection, just remove the lid to create a subtle fragrance.

19.01.2022 Making an entrance. Impressions about your property are formed by potential buyers before they step through the door. Check for any peeling paint, cobwebs, faulty lights and replace shabby door mats.

16.01.2022 At the moment, many people have plenty of time to paint, and we have plenty of advice on where, what colours and what impact it will have. @bunnings_warehouse_offical @duluxaus

16.01.2022 Lights, camera, action. Now more than ever, how your property looks in photos, videos and 3D tours is crucial. When setting up your rooms, take a photo or video on your phone and see how it looks.

16.01.2022 Why? It’s fresh, purifying and on trend. How? Real or artificial - either will have an impact. Where?... Small pots look great in bathrooms and floor pots work in larger rooms. See more

15.01.2022 Novelty beds and linens can be fun but when presenting your home for sale it’s important to: Use gender neutral linens (not too masculine or feminine). Consider the size of the room. Use a bed, bedside tables and artwork that create a sense of scale and don’t overwhelm the room.... Create open floor space which is visible from the doorway.

10.01.2022 With new rules regarding inspections, getting your presentation right for photos, videos and 3D tours is more important than ever. At Styled to Sell, our advice considers what will look best for both physical and virtual inspections.

09.01.2022 When deciding on a moving company keep the following in mind. Read reviews. Online reviews are a great way to get a true understanding of how a company operates. Ask questions. Communication is crucial, don’t just assume, always ask.... Take the time to get a few quotes. Remember, cheaper isn’t always better (nor is the most expensive). Plan ahead. Booking early means you’ll get a date that works for you. See more

09.01.2022 After 20 years in business, we’re dusting off the cobwebs, freshening up our brand and introducing some exciting new services. Details coming soon. Thank you @nadiaraineristudio

07.01.2022 Use an ensemble. Have clear floor space visible from the door. Dress the bed in neutral manchester.

06.01.2022 Showing off good storage is important when you’re selling. Using slimline velvet hangers are a great space saving solution and are gentle on your clothes - bonus! We picked up this pack of 20 for $7.99 at Aldi.

04.01.2022 Street appeal. Ensuring your property looks attractive is important at all times of the day. Consider what image you're projecting at dusk, a popular time for prospective buyers to drive by after work.

04.01.2022 Team work. We work closely with owners, agents and suppliers to give you a property that will appeal and sell. @ellie_pabspropertystylist_melb #firstnationalrealestatebalwynnorth

02.01.2022 Rainbow connection. Colours can affect our actions and emotions. Restaurants use red to stimulate appetites, the walls in waiting rooms at TV studios are painted green because it’s considered a calming colour and we use the word blue to describe depression.... Using largely neutral coloured paint, furnishings and decor when you sell will appeal to a wide range of people and not lock your property into a particular look or feel.
