20.01.2022 Over the past few months, I have had a number of people contact me that are looking at completing a small residential development but also looking to retain one or more of the completed properties. The overwhelming questions have been as follows :- Are you able to work out what profit is in the development ? How much should I be paying for the property ? Can I afford to retain one or two of the properties ?... What does my cash flow look like if I retain one/two of the properties ? So, in response, I have created and Development & Investment Feasibility spreadsheet. The spreadsheet contains the following worksheets :- Input Sheet and Residual Debt Analysis Bank Feasibility Residual Land Value Rental Input Sheet Cash flow This tool will enable you to complete your own basics analysis of a proposed development and investment in a matter of minutes (assuming that you are aware of indicative sale prices of the completed dwellings and approximate size of the dwellings). I have attached copies of the worksheets for you to review (noting some of the worksheets have multiple pages). Professional feasibility programs can cost thousands of dollars but as a special offer, the Development & Investment Feasibility is available to the first 20 successful purchasers for $395 (including GST). 12.01.2022 Details to be provided in the next few weeks

11.01.2022 Today we received development consent for our latest project at 15 Berringar Road, Valentine. It will feature 7 townhouses, each being 3 storey and each with a double garage. 4 of the townhouses contain 4 bedrooms, with a minimum of 1 bedroom on each level. The other 3 townhouses will consist of 3 bedrooms, with one bedroom on the ground floor, and 2 bedrooms on the 3rd level. We will be completing cc over the next couple of months and looking to market the townhouses early in the new year. At this stage, we have not set any prices. 09.01.2022 I just wanted to let you all know that the Australian Government has made some changes to the Home Builder Grant. In summary, the main changes are as follows :- Changes to the HomeBuilder program include:... An extension to the construction commencement timeframe from three months to six months for all HomeBuilder applicants. This means that construction must commence within 6 months of the building contract being signed. An extended deadline for all applications to be submitted. Applications can now be submitted up until 14 April 2021 An increase to the property price cap for new build contracts in New South Wales and Victoria to $950,000 and $850,000, respectively, where the contract is signed between 1 January 2021 and 31 March 2021, inclusive. The existing new build property price cap of $750,000 will continue to apply in all other States and Territories. For contracts executed before 31 December, 2020, the grant will continue at $25,000 but for building contracts (new builds and substantial renovations) signed between 1 January 2021 and 31 March 2021, the grant will reduce to $15,000. So, if you are looking to purchase a property off the plan, be aware that if the contract is not signed prior to 31 December, 2020, then the grant will reduce to $15,000 after 1 January, 2021. 01.01.2022 Just a quick update on our project at 62 Berringar Road, Valentine. We are nearing completion with landscaping completed today. We need to complete letterboxes, a surround around the tank, a bit of touch up painting, finalise flooring and our entrance screen and we are complete. Our first occupant is hoping to move into her new dwelling at the end of November.... Here are some updates photos.
